About the Role

We are seeking a reliable, hardworking, and detail-oriented Landscaper/Maintenance Technician/Porter to support the upkeep and appearance of our single-family residence (SFR) and multi-family property portfolio. This is a hands-on, field-based role where no two days look exactly the same. You'll play a critical part in maintaining safe, clean, and attractive properties that residents are proud to call home.

Key Responsibilities

Landscaping & Grounds Maintenance

• Mow, edge, trim, and blow all turf and hardscape areas on a scheduled basis
• Prune shrubs, hedges, and trees to maintain clean, professional appearances
• Apply mulch, ground cover, and seasonal color plantings as directed
• Monitor and perform basic irrigation system checks; report or repair minor issues
• Remove weeds from planting beds, walkways, and common areas
• Maintain cleanliness of all outdoor areas including parking lots, walkways, and courtyards

Maintenance, Repairs & Property Upkeep

• Perform routine preventive maintenance on assigned properties
• Complete minor repairs including drywall patching, painting touch-ups, fixture replacements, and door/window adjustments
• Assist with unit turns (make-ready) between tenancies
• Identify and report maintenance issues that require licensed trade work
• Support vendors and contractors on-site as needed
• Conduct daily or scheduled property walks to identify and address cleanliness or safety concerns
• Remove trash, debris, and bulk items from common areas and trash enclosures
• Pressure wash walkways, breezeways, patios, and driveways as needed
• Maintain storage areas, equipment, and supply inventory in organized condition
• Respond promptly to resident service requests and emergency maintenance needs

Qualifications

Required

• 1–5 years of experience in landscaping, property maintenance, or a related field
• Working knowledge of landscaping equipment (mowers, edgers, blowers, trimmers)
• Basic understanding of general maintenance and minor repair tasks
• Valid California Driver's License with a clean driving record
• Ability to work outdoors in varying weather conditions and perform physical tasks (lifting up to 50 lbs, prolonged standing/walking)
• Dependable, punctual, and self-motivated with a strong work ethic
• Ability to follow written and verbal instructions

Preferred

• Experience working in residential property management (SFR or multifamily)
• Bilingual in English and Spanish
• Familiarity with basic irrigation systems and drip/spray head repairs
• Experience with pressure washing equipment
• CA Pesticide Handler Card or Qualified Applicator Certificate (QAC) a plus

Schedule

• Full-time, Monday–Friday with occasional weekend availability as needed
• On-call rotation for after-hours maintenance emergencies may be required

Compensation & Benefits

• Hourly Pay: $25.00 – $27.00 per hour, depending on experience

Physical Requirements

This position regularly requires standing, walking, bending, kneeling, climbing, and lifting. Candidates must be able to work outdoors for extended periods and safely operate landscaping and maintenance equipment.
