Lead Building Engineer / Maintenance Supervisor

Job Summary

We are seeking a skilled Lead Building Engineer to oversee the maintenance and daily operation of a commercial building complex. The Lead Engineer will perform hands-on repairs, preventive maintenance, and coordinate with subcontractors to ensure all building systems operate efficiently and safely.

This role requires strong mechanical knowledge, troubleshooting ability, and general building maintenance experience. The Lead Engineer will work closely with the On-Site Manager and act as the primary technical resource for building operations.

Key Responsibilities

Building Maintenance

• Perform general building repairs including window blinds, door hardware, ceiling tiles, and lighting fixtures
• Conduct painting of common areas
• Complete minor drywall repairs, including hole patching and surface repairs
• Replace bulbs and repair common area lighting and electrical outlets
• Maintain plumbing fixtures, including restroom fixtures, drains, and water fountains

Mechanical Systems Maintenance

• Perform inspection, maintenance, and seasonal changeover of building systems including:
• • Chillers
  • Cooling towers
  • Boiler systems
• Conduct preventive maintenance on corridor air handling units (quarterly)
• Perform semi-annual inspections of rooftop exhaust fans
• Monitor building equipment through daily inspections

Building Operations

• Perform routine building walk-throughs to identify maintenance concerns
• Maintain building equipment according to preventive maintenance schedules
• Respond to building service requests and maintenance issues

Contractor Coordination

• Oversee subcontractors performing services such as:
• • Fire alarm systems
  • Emergency generator testing
  • Fire pumps
  • Fire extinguishers
• Ensure contractors follow safety procedures and complete work to standard

Emergency Response

• Participate in 24/7 emergency response coverage as required
• Troubleshoot and resolve urgent building system issues

Reporting & Coordination

• Report directly to the On-Site Manager
• Participate in meetings to review building operations
• Document maintenance activities and equipment inspections

Qualifications

Required

• 5+ years experience in commercial building maintenance or building engineering
• Experience with HVAC systems, boilers, and cooling towers
• Strong knowledge of electrical, plumbing, and mechanical systems
• Experience performing preventive maintenance on building equipment
• Ability to troubleshoot building systems independently
• Ability to oversee subcontractors and vendors
• Valid driver's license

Preferred

• HVAC certification or trade license
• EPA 608 certification
• Experience in commercial or office building maintenance
