POSITION SUMMARY
The Leasing Agent is responsible for delivering exceptional customer service, managing the leasing process, and supporting the day-to-day operations of SRM’s communities. This role engages with prospective and current residents, coordinates leasing activities, ensures compliance with affordable housing requirements, and helps maintain strong occupancy levels. The Leasing Agent serves as a key ambassador of SRM, fostering positive resident relationships and supporting the overall success of both market-rate and affordable housing communities.
ESSENTIAL JOB FUNCTIONS
Leasing & Marketing
- Greet, engage, and build rapport with prospective residents, providing tours of the community and available apartment homes.
- Respond promptly to leasing inquiries (phone, email, online, in-person) with professionalism and accuracy.
- Present market-rate and affordable housing options in a clear and compliant manner.
- Assist in marketing efforts, including online listings, social media engagement, and community outreach.
- Track leasing activity, prospect traffic, and conversion ratios.
Application & Compliance Processing
- Guide applicants through the leasing process, ensuring accurate completion of applications, disclosures, and leasing documents.
- Process rental applications, conduct screenings, and verify information such as employment, income, and rental history.
- Ensure compliance with affordable housing program requirements (e.g., LIHTC, Section 8, HUD guidelines), including eligibility verification and proper documentation.
- Maintain accurate resident files in property management software (e.g., Yardi) and ensure compliance with federal, state, and local regulations.
Resident Relations & Retention
- Deliver excellent customer service to residents, addressing questions, concerns, and service requests in a timely and professional manner.
- Support resident retention efforts, including renewal processes and community engagement activities.
- Participate in resident events, programs, and initiatives to foster a sense of community.
Administrative & Operational Support
- Accurately prepare and execute lease agreements, addendums, and related documentation.
- Assist with rent collection and receipting as needed.
- Maintain organized leasing files, reports, and marketing materials.
- Support the Property Manager and team in daily office operations, including phones, emails, and front-desk coverage.
REQUIRED SKILLS
- Customer Service: Strong interpersonal and communication skills with a focus on providing a positive resident experience.
- Sales & Marketing: Ability to present properties persuasively and assist in driving occupancy goals.
- Compliance Knowledge: Familiarity with affordable housing programs (LIHTC, Section 8, HUD) and leasing regulations.
- Organization: Strong attention to detail with ability to manage multiple tasks and maintain accurate records.
- Problem-Solving: Ability to address resident or prospect concerns effectively and escalate when necessary.
- Technology: Proficiency in property management software (Yardi, RealPage, or similar) and Microsoft Office Suite.
QUALIFICATIONS & EXPERIENCE
- High school diploma or equivalent required; college coursework in Business, Real Estate, or related field preferred.
- 1–3 years of leasing, customer service, or sales experience, preferably in multifamily housing.
- Experience in both market-rate and affordable housing environments strongly preferred.
- Knowledge of fair housing laws and affordable housing compliance guidelines.
- Professional certifications such as CAM (Certified Apartment Manager) or NALP (National Apartment Leasing Professional) a plus.
WORK ENVIRONMENT
- Office and property-based role with frequent interaction with residents, prospects, and staff.
- Fast-paced, customer-focused environment.
- Flexibility required to work weekends or evenings based on leasing activity.
PHYSICAL REQUIREMENTS
- Frequent walking, standing, and touring of apartment homes and community grounds.
- Ability to climb stairs and conduct property inspections with prospects.
- Occasional lifting of marketing materials or office supplies up to 25 pounds.
TRAVEL REQUIREMENTS
- Minimal travel, limited to occasional off-site training or meetings.
