PRINCIPAL PURPOSE OF JOB

Represent Westwinds Real Estate to customers and clients by providing professional service to maximize investor return and tenant experience. Provide support to the Director of Property Management and Property Manager in order to facilitate the leasing of investment property and ensure property is maintained to highest standards. Oversee tenant relations and ensure tenants are following the terms of their lease agreements.

ESSENTIAL JOB FUNCTIONS

  • Show available units including evening and weekend showings as needed.
  • Perform site visits and property inspections.
  • Communicate with prospective tenants and follow-up on leads.
  • Monitor vacancies and upcoming lease end-dates.
  • Assist with tenant collections and evictions as needed (post notices, appear in court, etc.).
  • Communicate with Property Management team regarding status of current departmental issues.
  • Follow-up letters, phone calls and in-office meetings with tenants addressing concerns regarding notices posted, noncompliance of lease, lease-related questions, legal concerns, ongoing tenant disputes, payment plans, etc.
  • Work with Maintenance Department to help resolve tenant maintenance requests as needed.
  • Oversee advertising to ensure units are marketed professionally.
  • Assist in tenant turnover (e.g. perform checkout inspections, coordinate keys, etc.)
  • Convey to maintenance manager any property related issues, such as roof, painting, carpeting, landscaping, etc.
  • Review rental applications, ensuring Fair Housing standards are upheld.
  • Update and review all leasing materials annually.
  • Run errands outside the office as needed.

Qualifications and Capabilities:

  • Ability to organize workload, set priorities, handle multiple responsibilities and meet deadlines.
  • Must be proficient in Microsoft programs, including but not limited to Word and Excel. Must type a minimum of 60 words per minute with accuracy in a setting with interruptions and transcribe from handwritten drafts or verbal dictation.
  • Must have a sound knowledge and ability in business correspondence and an ability to proofread for grammar, spelling and punctuation with a high degree of accuracy.
  • Ability to sit at a work station for extended periods of time.
  • Ability to handle multiple interruptions and adjustments to priorities throughout the day.
  • Ability to communicate effectively with clients, staff and outside personnel.
  • Ability to use standard office equipment including personal computer, fax, copier, scanner, and multi-line phone.
  • Must possess a valid State of Iowa driver’s license.

Job Type: Full-time

Pay: $40,000.00 - $45,000.00 per year
