Leasing Consultant needed for 187 units at 2 multi-family apartment complexes located in Tewksbury. This individual is responsible for the day-to-day leasing and marketing operations of the apartment communities as assigned.
The Leasing Consultant assists with market research, showing apartments, achieving highest standards and scores from phone and site shops, guest card entry, strong closing techniques, fair housing compliance, reporting on property curb appeal and tracking all sale leads and advertisement.
Primary Responsibilities
Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by the Company and its affiliated companies.
- Communicate with prospective Residents requiring information and current Residents with complaints or problems.
- Develop and maintain Resident relations through the courtesy of on-site personnel, promptness of maintenance calls and knowledge of community policies. Print/post notices as needed to the community.
- Accompany prospects to model apartments and discusses size and layout of rooms, available facilities, such as swimming pool, location of shopping centers, services available, and terms of lease.
- Make follow-up calls to prospective Residents who did not fill out an application from leads emailed, phone calls, guest cards, listen to incoming voice mail messages.
- Organize and process applications with necessary required documents, prepare lease agreement for upcoming move in and collect rental deposit.
- Inspect condition of model daily and arrange for necessary maintenance.
- Compile and update listings of available rental units for info packet and marketing websites and update the Comparison Market Survey monthly by due date
- Adhere to all Fair Housing laws.
- Answer phone calls and address all leasing/maintenance correspondence accordingly
- Effectively handle all leasing administrative and clerical responsibilities (print/close work orders, keep up with filing, print monthly lease renewals/follow-up letters and leases in a timely fashion - go door to door if necessary, collect rents and assist with posting rents when Manager is not available)
- Assist other departments as directed by Supervisor.
- All other duties as determined by the Supervisor.
- Learn to develop professional sales and closing techniques.
Other responsibilities include attending regular staff meetings, weekly management and department meetings, update work orders agendas, and continuously grow and improve through and development.

Fluency in both English and Spanish (spoken and written) is required for this position due to regular communication with Spanish-speaking clients and community members.

Ability to operate basic office equipment such as copier, facsimile, computer, typewriter, calculator, and telephone.
- Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals; Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
- Behavioral Skills: Ability to work with little direction, maintaining confidentiality and professionalism; Ability to establish strong interpersonal relationships with team members.
