PRIMARY DUTIES & RESPONSIBILITIES: duties include but are not limited to: Include the following, but are not limited to those listed below. Additional duties or job functions that can be performed safely may be required as deemed necessary:
- Completes lease form or agreement and collects rental deposit.
- Responsible for ensuring “model” or target apartments are ready for show; responsible for maintaining work areas and office in a clean and orderly manner; needs to have an awareness of the “curb appeal” of the property.
- Responsible for the proper maintenance of all residents' and property files.
- Thorough knowledge of lease terms, specifications, and all property policies. Fully informed of current rental rates, sizes, locations, and all amenities of the property.
- Knowledge of required telephone and sales techniques.
- Develop full knowledge of application information required, screening processes, and policies regarding rentals.
- Maintain the ongoing resident retention program under the direction of the property manager.
- Maintain contact with all apartment locator services and local businesses to provide informational material and update periodically.
- Responsible for constantly maintaining a professional appearance and attitude.
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each primary duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required:
- A high school diploma or General Education Degree (GED) is required.
- One to six months related experience and/or training or equivalent combination of education and experience.
- Candidate must be able to apply common sense and understanding in certain situations.
- Must have the ability to deal with problems involving a few concrete variables in standardized situations.
- Must have the ability to add, subtract, multiply, and divide all units of measure using whole numbers, common fractions, and decimals. Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages.
- Basic computer skills are required, including knowledge of how to operate a mouse and keyboard.
- Must be able to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and document incidents is essential.
- Ability to speak effectively to residents, employees, and vendors.
- Possession of a valid Driver’s License and ability to use your own vehicle with proof of automobile insurance meeting ISM Management Company coverage criteria.
- While performing this job, the employee is required to walk frequently and regularly and be exposed to outside weather conditions.
- The employee must occasionally lift and/or move up to 10 pounds. The employee is occasionally required to type.
