Leasing Specialist

About the Role

Leasing is the growth engine of Bridger Communities, and this role sits at its center. As a Leasing Specialist at Blackwood Groves and Penrose, you’ll be the first impression every prospective resident gets of our communities; and the person who guides them from initial inquiry all the way through move-in day.

This is a full-time, fully onsite role. You’re not juggling competing priorities; you’re here to do one thing really well: find great residents, get them excited about living here, and get them moved in. You’ll have real autonomy in how you do that, and real accountability for results.

The Details

Location: Basecamp, Blackwood Groves leasing center and amenity building (fully onsite)

Hours: Monday-Friday, standard business hours; weekend flexibility required

Works Closely With: Community Manager, Maintenance Team, and fellow Leasing Specialist

What You’ll Do

Drive Leasing & Build the Pipeline

You’ll own the full leasing journey from first contact to signed lease. You know how to move a prospect forward with warmth and intention, and you keep your pipeline tight so nothing falls through the cracks.

  • Respond to all inbound inquiries by phone, email, text, and ILS within one hour during business hours
  • Maintain an organized pipeline with a clear next step and follow-up date on every active lead
  • Proactively re-engage prospects who have toured but have not yet committed
  • Know the product inside and out: floor plans, pricing, finishes, amenities, and what makes Blackwood Groves and Penrose worth choosing

Lead Tours That Convert

A great tour is a sales experience, not a walkthrough. You’ll tailor every showing to what the prospect is actually looking for and leave them with a reason to come back.

  • Lead on-site tours with energy and genuine enthusiasm for what these communities offer
  • Tailor each tour to what the prospect has shared about their needs and lifestyle
  • Send a personal, same-day follow-up after every tour
  • Confidently handle objections and keep interest alive through the decision process

Close with Care

You’ll guide applicants through every step from application to executed lease, keeping momentum going and making it easy for people to say yes.

  • Process applications and move qualified prospects through approval without letting momentum stall
  • Prepare accurate leases using Bridger standard documents and double-check every document before sending
  • Communicate clearly and consistently with approved applicants through the signing process
  • Coordinate move-in logistics and ensure new residents feel set up for a great first day

Bring the Community to Life

Your role extends beyond leasing. You’ll help shape what it actually feels like to live at Blackwood Groves and Penrose by contributing to the resident experience from day one.

  • Develop and market resident event concepts that build connection across the community
  • Coordinate with the Community Manager on event logistics, setup, and resident outreach
  • Contribute ideas for how to improve the prospect and resident experience on an ongoing basis

Represent the Brand Every Day

Basecamp is the front door of this community and you are the face of it. Every interaction you have reflects the standard Bridger Communities holds itself to.

  • Keep the leasing office welcoming, organized, and presentation-ready at all times
  • Handle walk-ins, phone inquiries, and scheduled appointments with professionalism and warmth
  • Collaborate daily with the Community Manager and maintenance team to ensure a seamless resident experience
  • Support community marketing efforts including social media content, signage, and ILS listing accuracy

How We Measure Success

We track performance transparently; we’d rather you know exactly what matters than guess at it.

  • Lead response time: every inquiry gets a same-business-day response; target is within one hour during office hours
  • Pipeline discipline: no open lead goes more than 72 hours without a documented next step
  • Tour conversion: a strong share of inquiries result in scheduled tours (baseline set in the first 30 days)
  • Lease conversion: tours and applications move to executed leases through active follow-through, not passive waiting
  • Leasing velocity: units move from the Vacancy board to executed lease as quickly as market conditions allow

What We’re Looking For

A genuine sales orientation; you enjoy the process of understanding what someone needs and helping them find it

  • Strong communication skills and follow-through; you don’t let things fall through the cracks
  • Organized and self-directed; you manage your own pipeline without needing to be reminded
  • Warm, professional presence; you’re the face of these communities to prospective residents
  • Comfortable working independently and as part of a small, collaborative team
  • Prior leasing, sales, hospitality, or customer-facing experience a plus; we’re also happy to train the right person

Must Haves

  • At least 1 year of experience in sales, leasing, or customer service
  • Knowledge of property management software (Yardi preferred)
  • Valid driver’s license and reliable transportation
  • Ability to stand and walk for extended periods and work in varied weather conditions
