Leasing Specialist- Experienced Affordable Housing

Job Summary
We are seeking an energetic and dedicated Leasing Specialist with experience in affordable housing to join our dynamic team. In this vital role, you will be responsible for managing the leasing process for affordable housing units, ensuring compliance with federal, state, and local regulations such as LIHTC (Low-Income Housing Tax Credit), Section 8, and Fair Housing laws. Your proactive approach will help connect qualified residents with their new homes while maintaining positive relationships with landlords and community partners. Duties

  • Guide prospective tenants through the application process, providing clear explanations of leasing terms and requirements.
  • Conduct thorough tenant screenings using criteria aligned with LIHTC, Section 8, and other affordable housing programs.
  • Ensure all leasing documentation complies with Fair Housing regulations and Landlord-Tenant law.
  • Negotiate lease agreements, renewal terms, and rent adjustments while maintaining positive rapport with residents and landlords.
  • Manage property management software such as Yardi or OneSite to track leasing activity, occupancy rates, and resident information accurately.
  • Address resident concerns promptly through effective crisis intervention and crisis management techniques.
  • Educate tenants on their rights under Fair Housing laws and assist them in navigating available social services or addiction counseling resources when needed.

Requirements

  • Proven experience working within affordable housing programs such as LIHTC or Section 8.
  • Bilingual is highly desireable
  • Strong knowledge of landlord-tenant law, Fair Housing regulations, and property management practices.
  • Exceptional negotiation skills to facilitate lease agreements that benefit both residents and property owners.
  • Experience in crisis intervention, crisis management, and social work to support residents facing challenges such as addiction or housing instability.
  • Familiarity with property management software including OneSite, and Knock is highly desirable.
  • Excellent communication skills with the ability to motivate and interview prospective tenants using motivational interviewing techniques.
  • Knowledge of addiction counseling principles and social work practices to assist residents effectively.
