Role Overview
The Legal Manager will oversee all legal aspects of land acquisition, project development, RERA documentation, vendor/contractor agreements, client sales agreements, and compliance across our Goa and Alibaug projects. This role requires someone detail-oriented, commercially sharp, and experienced with coastal regulations, local land laws, and real estate contracting.
1. Land Due Diligence & Acquisition
- Conduct thorough land title searches, including EC, Form I & XIV, tenancy checks, mutation records, and past litigations.
- Coordinate with local lawyers, surveyors, and government authorities for clearances.
- Review and draft agreements such as MOU, Agreement for Sale, Sale Deeds, Joint Development Agreements, and Gift/Lease Deeds.
- Evaluate zoning, CRZ (Coastal Regulation Zone) restrictions, FSI availability, and development potential.
2. Regulatory & Compliance
- Ensure compliance across RERA, local development control regulations, CRZ norms, Panchayat/Nagar Palika permissions, and environmental clearances.
- Handle registrations for RERA (project registration, quarterly updates, extensions).
- Maintain statutory registers, licenses, and compliance trackers for all projects.
3. Project & Construction Contracts
- Draft and negotiate contracts with architects, consultants, main contractors, subcontractors, PMC, interior designers, and other service vendors.
- Structure payment milestones, deliverables, and penalty clauses to reduce project risk.
- Vet tender documents and BOQs from a legal/commercial standpoint.
4. Sales & Client Documentation
- Draft/Review Agreement for Sale, Sale Deed, Villa Customisation Agreements, Extras/Variations documentation.
- Support the sales team on negotiations and finalization of client contracts.
- Ensure all marketing material and commitments made to buyers are legally compliant.
5. Litigation & Dispute Management
- Manage existing cases with external counsels, including property disputes, contractor disagreements, consumer grievances, or RERA matters.
- Advise management on risk mitigation and conflict resolution strategies.
- Draft replies to notices, demand letters, and regulatory queries.
6. Stakeholder Coordination
- Liaise with government authorities: Town & Country Planning, Panchayat, Survey Department, Registration Office, RERA Authority, CRZ authorities, and local landowners.
- Work closely with internal teams – Sales, Projects, Finance, and Design – to ensure legal alignment across all initiatives.
Required Qualifications & Experience
- LLB / LLM from a recognized university.
- Experience in real estate law, preferably with exposure to Goa or Maharashtra property laws.
- Strong grounding in land due diligence, RERA, construction contracting, and residential sales documentation.
- Exposure to luxury real estate or premium villa development is a strong plus.
