Licensed Commercial Property Manager

Responsibilities:
- Manage daily operations of our varied portfolio of (primarily) commercial properties.

- Provide excellent customer service and maintain positive relationships with owners, tenants and vendors

-Prepare weekly, monthly, year end reports on property performance, financials, maintenance, etc.

-Lease administration, including lease preparation, renewals, lease enforcement and terminations

- Conduct semiannual property inspections to ensure compliance with safety and maintenance standards, follow up with vendors on projects & repairs

- Supervise work orders using Computerized Maintenance Management System (CMMS). AppFolio experience a plus

- Financial management, including rent collection and accounts receivable & payable, owner draws, budgets, forecasts, CAM, etc.

- Manage the office, HR, and employees. Handle inquiries, complaints, and requests in a timely and professional manner

- Marketing to build the portfolio with new properties, attract new tenants and promote property amenities

- Hours to include occasional evenings & weekends as needed

Skills:
- Strong customer relationship management skills to effectively interact with owners, tenants and vendors
- Knowledge of real estate administrative processes and procedures
- Proficiency in using a Computerized Maintenance Management System (CMMS) to manage work orders and maintenance tasks - Appfolio experience a plus
- Conflict management skills to handle tenant disputes or difficult situations
- Familiarity with facilities management and maintenance/construction to ensure proper maintenance of the property
- Accurate data entry skills to maintain records and documentation
- Knowledge of Insurance helpful to assist with insurance compliance for properties, vendors and tenants
- Administrative skills to assist with lease administration, financial management, and reporting. Negotiation skills to handle lease negotiations or vendor contracts
- Licensed Property Manager required
