Requirements:

High School Diploma or Equivalent

Responsibilities:
Make Ready
-
Review the Maintenance Supervisor’s Move-Out Inspection Notes and assist with coordinating the turns process
-
Update Make Ready board
-
Schedule and monitor vendors and contractors for turns based on schedule and needs
-
Scheduled and monitor maintenance personnel for turns based on schedule and needs
-
Assign Maintenance Personnel to walk vacant readies and create punch lists
Service Requests
-
Review all online service requests
-
Communicate with office personnel regarding issues or concerns with work orders
-
Contact and schedule vendors needed to complete service requests
-
Review work orders when complete to ensure all information included
-
Close work orders in OneSite
Other Duties
-
Communicate with residents about emergency shut-offs, in-unit inspections, special projects like roof work, drywall repair, and high-utility usage checks
-
Asset Data entry while coding invoices for Supervisor review
-
Coordinate and schedule appropriate safety training for maintenance employees
-
Create and monitor completion of preventative maintenance schedule
Essential Physical Qualifications:

Bending, climbing stairs, kneeling, lifting up to fifteen pounds, stretching, squatting, and walking
Non-Essential Physical Qualifications:

Running and lifting over fifteen pounds
Authority:
- Recommend changes to the position and job duties which will improve efficiency and safety
Relationships:
- Reports to the Maintenance Supervisor

Takes direction from the Director of Property Management, Assistant Director of Property Management, Property Manager, and Maintenance Supervisor

Internal contacts: managers and associates
-
External contacts: residents, vendors, and guests
Must have reliable transportation and a valid driver's license with an acceptable driving record.
