Maintenance Coordinator II

Job Summary

This position assists with the management and operation of the physical facilities of the college. This is accomplished by supporting the Facilities Operations Director with oversight of minor renovation and repair, safety and security, maintenance of buildings, grounds and MEP systems. Support, supervise, and coordinate the programs and activities of the Facilities at all College Locations; coordinate assigned activities with other campus departments, divisions, and outside agencies.

Support and maintain a work environment with firm expectations of high-quality, professional performance and interaction that aligns with the College’s values and code of ethics.

Key Responsibilities

  • Assume responsibility for all services and activities of the Facilities, including all maintenance, grounds, and troubleshooting building systems. Participate in the development and implementation of goals, objectives, for assigned programs.
  • Support the coordination, and work plan for campus maintenance; assign work activities, projects and programs; review and evaluate work products, methods and procedures; meet with College faculty and staff to identify and resolve problems. Oversight assistance of maintenance personnel, laborers, and outside contractors engaged in equipment or systems installation, facilities equipment repair, preventive maintenance, painting, carpentry, electrical, plumbing, grounds maintenance, operational functions, and other projects.
  • Supervise personnel in accordance with college policies and applicable laws as requested by Facilities Operation Director. Responsibilities include: interview and train employees, assist with completion of annual reviews; plan, assign, and direct work; address complaints and resolve problems. Recommend individuals for hire to Facilities Operation Director, and Administrative Services Management Director. Work with employees to correct deficiencies.
  • Employees at this level receive general instruction. Perform complex building, mechanical and plumbing maintenance, grounds work, and a variety of carpentry duties as required to support facilities operations. Employees perform the most difficult and responsible types of duties assigned to maintenance technician classes, including the operation and inspection of heating, cooling, and ventilating equipment, and training maintenance technicians.
  • Operate a variety of equipment including a forklift, power tools, motor vehicles, tractors, lawn mowers, sprayers and other tools and equipment as required; assist with preventive maintenance activities on tools and equipment.
  • On-Call duties will be covered by all maintenance department employees as assigned. Compensation per Western Nebraska Community College Compensable Time Guidelines Support Staff: Call Time.
  • Performs other duties by providing facility audits; walking through buildings to ensure proper sanitation, cleanliness, and functions of the facilities; supports oversight of shipping and receiving, fleet management, energy management systems and preventive maintenance.
  • Attend and participate in professional group meetings; stay abreast of new trends and innovations in the field of building maintenance.
  • Assist in the set-up of special events.
  • Perform other duties as assigned.

Required and Preferred Qualifications

Education:
Equivalent to an associate degree from an accredited college or university with major course work in facilities maintenance, industrial maintenance, business, accounting, or a related field. Bachelor’s degree preferred.

Experience
:
Five years or more of increasingly responsible experience in facilities maintenance and repair, including two years of management and supervisory responsibility.

License or Certificate:
Possession of, or the ability to obtain, an appropriate, valid driver's license and an acceptable driving record that does not exclude the driver from coverage under WNCC’s vehicle insurance is required.

Physical Demands and Work Environment

Alternate Sitting or Standing at Will - The ability to alternate between sitting and standing is present when a worker has the flexibility to choose between sitting or standing as needed when this need cannot be accommodated by scheduled breaks and/or lunch period.

Lifting or Carrying - Lifting is raising or lowering an object from one level to another. Lifting can include an upward pulling motion. Carrying is to transport an object – usually by holding it in the hands or arms, or wearing it on the body.

Pushing or Pulling - Pushing is exerting force upon an object so that the object moves away from the origin of the force. Pulling is exerting force upon an object so that the object moves toward the origin of the force. Pushing or pulling may involve use of hands or arms and/or feet or legs done with one side of the body or both sides.

Reaching Overhead - Extending the arm(s) with the hand(s) higher than the head and one of these conditions exist: (1) A person bends the elbows, and the angle at the shoulders is about 90 degrees or more, or (2) A person keeps the elbow extended, and the angle at the shoulder is about 120 degrees or more.

Reaching At or Below Shoulder Level - Reaching at or below the shoulder is present when there is ‘Reaching,’ but it does not meet the threshold for ‘Overhead.’ ‘Overhead’ and ‘At or Below the Shoulder Reaching’ can be present in the same task.

Gross Manipulation - Seizing, holding, grasping, turning, or otherwise working with the hand(s). It is often present when lifting involves the hands. Note: Fingers are involved only to the extent that they are an extension of the hand to hold or operate a tool such as tin snips or scissors.

Fine Manipulation - Touching, picking, pinching, or otherwise working primarily with fingers rather than the whole hand or arm as in gross manipulation.
Foot or Leg Controls - Use of one or both feet or legs to move controls on machinery or equipment. Controls include, but are not limited to, pedals, buttons, levers, and cranks.

Driving - Driving is the operation of a motorized passenger vehicle or other vehicles such as tractor trailers, buses, equipment (e.g. forklifts, golf carts, riding mowers), trains, boats or aircraft.

Stooping - Stooping is bending the body forward and down while bending the spine at the waist 45 degrees or more either over something below waist level or down towards an object on or near the ground.

Crouching - Bending body downward and forward by bending legs and spine.

Climbing Ramps or Stairs - Ascending or descending ramps and/or stairs using feet and legs. Hands and arms may be used for balance (e.g., to hold a railing). Note: Stairs involved in commute or getting into building are excluded if work is always performed in one building. Stairs onto a vehicle or a piece of machinery or equipment are included.


Climbing Ladders or Ropes or Scaffolding - Ascending or descending ladders, scaffolding, ropes, poles and the like requiring the use of both feet or legs and hands or arms.
