Position Summary:
The Maintenance Director is responsible for overseeing and performing the overall maintenance and repair operations of the facility, ensuring a safe, functional, and sanitary environment for residents, staff, and visitors. This position plays a vital role in maintaining compliance with state and federal regulations related to skilled nursing facilities, including building safety, equipment maintenance, and environmental standards.
Key Responsibilities:
- Supervise and coordinate daily maintenance operations, including electrical, plumbing, HVAC, carpentry, painting, and preventive maintenance.
- Develop and implement a preventive maintenance program for all facility systems and equipment.
- Ensure the facility and grounds are maintained in accordance with all local, state, and federal regulations, including those set by the Department of Health and Fire Marshal.
- Conduct regular inspections of the building, equipment, and safety systems to identify and address maintenance needs promptly.
- Manage and maintain records of maintenance activities, service contracts, and safety inspections.
- Train, supervise, and schedule maintenance staff, ensuring safety procedures and work quality standards are met.
- Work closely with the Administrator, Director of Nursing, and other department heads to ensure all maintenance-related needs are met for resident care areas and facility operations.
- Oversee vendors and contractors performing repair or renovation projects.
- Ensure emergency preparedness systems (such as generators and alarm systems) are operational and tested regularly.
- Maintain the facility’s physical plant, including landscaping, parking areas, and common spaces.
Qualifications:
- High school diploma or equivalent required; trade school or technical training preferred.
- Minimum of 3–5 years of experience in maintenance, preferably in a healthcare or skilled nursing facility.
- Supervisory or leadership experience required.
- Strong knowledge of building systems, electrical, plumbing, HVAC, and life safety regulations.
- Ability to interpret and comply with state, federal, and local building codes and safety standards.
- Excellent organizational and communication skills.
- Must be able to respond promptly to maintenance emergencies.
- Physical ability to perform manual labor and lift up to 50 lbs as needed.
