Maintenance Director

Maintenance Director Qualifications & Responsibilities:

  • Experience managing a maintenance department, including planning, organizing, directing, and evaluating operations

  • Knowledge of Life Safety Code (2012) and Health Care Facilities Code to ensure facility compliance.

  • Ability to prepare and manage departmental budgets, including operating and staffing budgets.

  • Strong understanding of OSHA regulations, including required trainings (PPE, hazard communication, bloodborne pathogens, ergonomics, etc.).

  • Hands‑on technical skills in areas such as HVAC, electrical, plumbing, carpentry, and general building systems.

  • Experience developing and implementing preventive maintenance programs for facility systems and equipment.

  • Ability to read and interpret technical documents, including blueprints, schematics, and equipment manuals.

  • Vendor management experience, including supervising contractors and ensuring work aligns with contracts/work orders.

  • Experience with fire safety program management, including conducting drills, training staff, and ensuring compliance with required codes.

  • Emergency preparedness planning experience, including developing plans, training staff, and conducting drills/exercises.

  • Certified Healthcare Facility Manager (CHFM) or similar industry certification.
    Certification in HVAC, electrical, or plumbing trades beyond basic competency (e.g., EPA Universal Certification).

  • Experience working in a long‑term care, hospital, or healthcare facility with regulatory oversight.

  • Experience implementing or managing a Computerized Maintenance Management System (CMMS) for tracking work orders and preventive maintenance.

  • Background in project management, including overseeing renovations, capital projects, or major equipment installations.

  • Prior supervisory or leadership experience in a multi‑disciplinary maintenance team environment.

  • Training or certification in Emergency Management (e.g., FEMA ICS 100, 200, 700).

  • Experience conducting facility risk assessments and applying corrective action plans.
    Familiarity with infection control principles as they relate to maintenance activities in healthcare settings.

  • Strong proficiency with building automation systems (BAS) and energy‑efficiency programs.
