Summary:
Plans, develops and executes a well-rounded preventive maintenance program. Assists in coordination of inspections performed for life safety systems and equipment. Coordinates the repair of broken, damaged or non-functional equipment. Prepares all apartments for rental. Maintains safety and security systems of the premises.
Qualifications:
Adequate education and experience to implement job duties. Expressed or proven desire to work with the senior population. Understands the aging process and how to effectively communicate with potentially disabled individuals. Demonstrates a willingness to be part of a team and support all team members.
Physical and Sensory Requirements (With or without the aid of mechanical devices):
Duties:
1. Maintains the building in good repair free from hazards.
2. Creates and retains records of maintenance and repairs.
3. Performs inspection of equipment and reports malfunctions to the Executive Director.
4. Oversees and documents weekly on generator testing.
5. Maintains heating and cooling equipment in good working order.
6. Inspects exit lighting routinely to ensure function, replacing bulbs as needed.
7. Maintains documentation and warrantee information for all equipment.
8. Cleans and prepare empty units for occupancy. Paints, repairs and cleans all surfaces to ensure readiness for the next tenant.
9. Cleans floors and carpets as needed.
10. Maintains a neat and organized work room for projects and supplies.
