Pay: $30.00 hourly
Schedule: Full Time, Tuesday-Saturday hours to be discussed.
Senior Living Experience Preferred.
Must clear FBI and DOJ Clearance, interested in a rewarding career.

JOB SUMMARY:
The Maintenance responds to problems and issues related to building maintenance, which includes construction, refinishing, painting, plumbing, floor/carpet care, refurbishing and the repair of basic maintenance equipment. The Maintenance also secures quotes for larger repairs from an approved list of Subcontractors in the Administrator’s office. This person also maintains records of services performed within the community. This person maintains supplies and does the ordering of supplies and equipment with prior approval from the Administrator.
The Maintenance conducts Fire Drills and training for all shifts.
RESPONSIBILITIES AND DUTIES:
· Conduct Fire Drills and provide documentation and remedies/training for issues of concern (monthly on each scheduled shift).
· Responsible for Maintenance Department supply and equipment orders.
· Maintains records in an orderly fashion regarding all services performed on community equipment, Resident’s apartments, common areas and grounds.
· Ability to communicate with staff and Residents.
· Knowledge on maintaining maintenance records for the community and reporting to the Administrator on a regular basis.
· Obtaining permission on all repair costs and facility upkeep costs from the Administrator.
· The ability to communicate with all vendors and sub-contractors.
· Maintains and keeps facility building, parking lot, and grounds in good working order which includes but not limited to the following:
a. Work order management
b. Common Area Maintenance including landscaping.
c. Apartment Turns
d. Contract administration (manage vendors and hold accountable)
e. Generator maintenance
f. Maintain Residents’ apartments in good working order.
g. Maintain furnace/AC filters
h. Alarm Systems
i. Fire Protection system/monthly inspections for fire extinguishers and fire doors.
j. Other duties as specified by the Executive Director
QUALIFICATIONS AND CERTIFICATIONS:
· Thorough knowledge of construction, refinishing, painting, plumbing, floor/carpet care refurbishing required.
· Must have at least 2 years of experience in an apartment or other multiple unit maintenance experience.
· Be in good health, and physically and mentally capable of performing assigned tasks.
· Good physical health share be verified by a health screening performed by a physician not more than (6) months prior to or (7) days after employment. This certification must verify that the Maintenance Director has no communicable diseases, open lesions, or any other health problem, which could interfere with an individual’s job performance.
· Must be criminally cleared by DOJ and FBI via the Live-Scan process prior to employment.
· A working knowledge of current OSHA regulations.
· Must have a clean driving record as per the insurance carrier’s policy.
· This person must be at least 21 years of age.
· High School Diploma or G.E.D. or work history equivalent to 2 years.
· This position requires orientation to Calson Management, its policies and procedures, physical plant and Residents.
· The Maintenance will be required to lift weights in excess of 50 pounds.
· The Maintenance must be available to work a variety of shifts, holidays and weekends, etc., as required by the position.
In a typical (8.0) hour shift, the Maintenance will routinely be required to stoop, carry, bend, squat, kneel crouch, climb, grip, reach, push and pull and will occasionally be required to lift overhead, waist high and floor level. The Maintenance will be required to lift up to 50 pounds, unassisted, routinely on a daily basis.
