We operate multiple divisions, including Maintenance, Design/Build, Irrigation, Turf, and Snow, and we’re looking for a leader to own the day-to-day performance, systems, and growth of our Maintenance Division.
The Role
We’re hiring a Maintenance Division Operations Manager to lead safety, efficiency, systems, and team performance across our maintenance services, while also owning maintenance contract sales goals (renewals and growth). This role is designed for a field-forward leader who can build repeatable systems, hold a high standard, and develop people.
What Success Looks Like (High Level)
- Crews operate safely, efficiently, and consistently
- Production is measured, coached, and improving (margin and efficiency rise)
- The shop, fleet, and trailers stay organized and “ready-to-work” (5S sustained)
- Training and service standards are documented, taught, and enforced
- Maintenance contracts are retained and grown through proactive account leadership
Key ResponsibilitiesSafety, Quality, and Operational Leadership
- Lead daily operations for Maintenance, Irrigation maintenance/repairs, and Turf/lawn care services, ensuring safety, quality, and efficiency.
- Drive operational performance by reducing waste, improving crew productivity, and protecting gross margin.
- Delegate appropriately to foremen and team leads while maintaining clear accountability and follow-through.
Lean Leadership and Culture (5S, Daily Systems)
- Embody and lead a lean mindset across office, yard, shop, trailers, and job sites, including 5S and daily standard work.
- Own 5S for shop and fleet spaces (trucks and trailers) including standards, assignments, audit cadence, and sustainment.
KPI Ownership and Continuous Improvement
- Use KPIs and scorecards to spot problems early, remove bottlenecks, and improve results.
- Help build, maintain, and refine production rates and service standards (especially for maintenance services).
Training, Development, and Staffing
- Build and manage an annual training plan for the green season (schedule created in advance).
- Ensure service standards, training materials, and field execution are aligned (training may be delivered personally or through delegated trainers).
- Support hiring, onboarding, retention, and performance coaching for crews and team leads.
Systems, Scheduling, and Coordination
- Maintain and manage maintenance scheduling in LMN (or current scheduling system) to drive efficient routing and labor planning.
- Ensure operational compliance with internal boards and workflows (requests, repairs, time off, training, etc.).
- Establish and enforce consistent “yard-to-job and job-to-yard” routines and expectations.
Shop, Fleet, and Equipment Readiness
- Coordinate equipment and tool readiness to eliminate downtime.
- Build simple systems for equipment replacement planning, shop organization, and tool control (including any rental tracking if applicable).
Maintenance Contract Sales and Account Management
- Own maintenance contract retention and growth goals, including renewals and upsells aligned with customer needs.
- Serve as a primary contact for assigned accounts, performing site visits and proactive check-ins.
- Identify and pursue opportunities within accounts (service upgrades, enhancements, safety corrections, and issue prevention).
- Maintain strong handoffs between sales, scheduling, and production so clients experience one team and one standard.
What We’re Looking For
- Proven leadership experience in landscape maintenance operations (foreman, ops lead, account manager, or division manager level).
- Strong field knowledge of maintenance services, quality standards, and crew productivity.
- Ability to build systems and hold teams accountable without drama, excuses, or chaos.
- Comfortable using metrics/KPIs to manage performance.
- Confident communicator with customers and crews.
- Valid driver’s license, clean driving record, and ability to work in the field as needed.
Bonus Points
- Experience implementing 5S, lean practices, or standard work in field operations.
- Experience with LMN (or similar landscape ops software).
- Strong commercial/residential account management background.
