Job Summary
The Maintenance Engineer – Post Sales & Handover is responsible for ensuring smooth transition of completed real estate units from project completion to customer occupancy. The role involves inspection, testing, rectification of snags/defects, coordination with contractors, and technical support during the defect liability period (DLP), ensuring customer satisfaction and asset quality.
Key Responsibilities
1. Post-Sales & Handover Activities
- Conduct pre-handover inspections of residential/commercial units and common areas.
- Identify, record, and close snag lists / punch points before handover.
- Coordinate with contractors, vendors, and internal teams for timely rectification.
- Ensure all MEP systems (Electrical, Plumbing, Fire Fighting, ELV) are fully functional.
- Support customer unit inspections and address technical queries during handover.
2. Defect Liability Period (DLP) Management
- Monitor and manage defects reported during the DLP.
- Log complaints, assign tasks, and track closure within agreed timelines.
- Verify quality of rectification works and ensure compliance with specifications.
- Liaise with contractors to enforce DLP obligations.
3. Maintenance & Technical Support
- Carry out preventive and corrective maintenance activities post-handover.
- Attend to post-handover breakdowns and emergency maintenance issues.
- Ensure safe operation of building services and equipment.
- Recommend improvements for long-term asset performance.
4. Documentation & Compliance
- Maintain handover checklists, inspection reports, and maintenance logs.
- Verify as-built drawings, warranties, manuals, and O&M documents.
- Ensure compliance with statutory approvals and local authority requirements.
- Support audits and technical handover to facilities management teams.
5. Customer Interaction
- Coordinate directly with customers during handover and post-handover stages.
- Address technical complaints professionally to ensure high customer satisfaction.
- Provide guidance on proper usage and maintenance of installed systems.
Qualifications
- Diploma or bachelor’s degree in civil engineering/ mechanical / electrical.
- Certification in Facilities Management (preferred)
Experience
- 3–7 years of experience in real estate, property management.
- Strong exposure to post-sales, handover, and DLP management
- Experience with residential, commercial, or mixed-use projects
Skills & Competencies
- Strong knowledge of MEP systems
- Snag management and defect rectification expertise
- Contractor and vendor coordination
- Customer handling and communication skills
- Knowledge of safety standards and statutory regulations
- Proficiency in MS Office
