The Maintenance Engineer for a luxury residential building, is responsible for all physical operations, maintenance and repairs of the property; including preservation and maintenance of the facility in a first-class manner in accordance with policies and procedures defined by the company, maintaining and/or decreasing the operating expenses of the property, providing a quality business environment for tenants and establishing a positive, productive working relationship with the property staff. This individual needs to have a skillset with painting such as surround drywall repairs, patching, texturizing and painting with the ability to assist in a general maintenance capacity as needed.
ESSENTIAL FUNCTIONS
- Assists in completing the turnovers/make-readies of vacant residences.
- Skilled painting experience required. Level 4 drywall finish capabilities needed.
- Skill to perform all preparatory work needed for surface repairs prior to applying paint.
- Ability to cleanly apply caulking, putties, cement or plaster holes and cracks.
- Knowledge of procedures, techniques, and materials to perform all identified paint work necessary in a safe and code compliant fashion.
- Knowledge of approved painting safety practices and procedures.
- Trash out of any remaining items or debris in vacant units.
- Complete all duties regarding make-ready/vacant units as deemed necessary.
- Assists in all types of property or unit maintenance, when necessary and as requested
MINIMUM REQUIRED QUALIFICATIONS
- Assists with resident functions, as requested.
- Services general plumbing and basic electrical needs of the property include replacing/fixing toilets, light switches, garbage disposals, ceiling fans, etc.
- Rekey locks, as requested.
- Assists in maintaining inventory of tools, equipment and supplies.
- Replace burned out light bulbs, broken globes, etc. in units and throughout the exterior of the property, as needed.
- Performs corrective maintenance and satisfied residents’ needs following company procedures when performing service requests.
- Observes the condition of property in general and reports any unusual circumstances.
- Makes regular inspection of the property to identify areas of repair or touch up.
- Should be familiar with the location of power, water and gas turnoff valves, clean-out traps, fire extinguishers and fire hydrants on the property.
- Enters occupied apartments to perform necessary repairs, as requested.
- Cleans up thoroughly after performing work.
- Follows company procedures regarding safety and emergencies.
- Reports to the Lead Engineer and Property Manager on a regular basis, as directed.
- Maintains good relationships with other staff members, working with the Leasing Office and under the direction of the Maintenance Supervisor.
- Maintains good rapport with outside contract vendors working on the property.
- Maintains good rapport with current and prospective residents.
Pay: $20.00 - $29.13 per hour
Expected hours: 40.0 per week
