Maintenance Helper

PRIMARY PURPOSE: The Maintenance helper position provides maintains and repairs components of building common elements, systems and facilities under the direction and supervision of the Maintenance Supervisor, Facilities Manager, General Manager.

ESSENTIAL DUTIES/FUNCTIONS: Assist in maintenance and repair of individual elements of building systems and subsystems including structural, electrical, plumbing, and mechanical:

• tile, drywall, acoustic paneling, plywood, plastic, laminations
• light bulbs & fixtures
• lube, repair, install door hinges, locksets, and closers
• clear clogged drain lines
• repair/rebuild/replace toilet valve assemblies, shower heads, faucet assemblies
• soldering, brazing and welding
• appliance repair: air conditioning, washers & dryers
• repair/replaced electrical outlets and switches
• maintain Association equipment
• w pre various materials for paint, paint different materials or components

Pool and thermal spa maintenance including chemical balance, cleaning, pump and filter maintenance.

Relief perimeter maintenance including grounds cleanup, hedge and lawn trimming, pruning

WORKING CONDITIONS: Environment: enclosed, semi-enclosed and open areas; may involve working in or around heat, humidity, noise, dust, noxious odors, fumes.

• tape measure, spirit level, T-square
• screw and nut drivers
• drills
• wrenches
• saws
• hammers
• chisels
• utility knives
• cutters
• planes
• sanders
• grinders
• mechanical & electrical drain “snake”
• paint rollers, brushes
• soldering irons, oxyacetylene torch
• water ram
• high-pressure water cleaner
• edger-trimmer, hedge clippers

Work Hours: Shift 7am to 4pm or Shift 1pm – 9pm (Full time); may include Holidays and occasional 0500 to 1400 day.

MENTAL DEMANDS: General: alertness, concentration, patience, and attention to detail.

Learning ability: oral and written instruction, hands on experience with variety of hand and power tools, variety of tasks, familiar with basic computer skills.

Mathematical ability: measurement, basic arithmetical calculation in connection with specific assigned tasks.

Wide range of jobs and situations requires flexibility and ability to work harmoniously with others.

PHYSICAL DEMANDS:

• frequent walking
• frequent standing
• frequent to continuous use of hands
• frequent reaching for repair of overhead electrical & plumbing components
• occasional climbing & balancing when using stepladders & scaffolds
• occasional stooping, kneeling, crouching or crawling to repair or replace floor coverings to cut & fit materials, to paint or replace baseboards
• Lift or carry weight up to 1—lbs.; push or pull rolling weight to 300 lbs.
• Continuous use of corrected vision necessary; depth perception; wide field of vision; color vision
• Respond to emergency situations (fire alarms etc)

COMMUNICATION DEMANDS: Ability to understand basic written and oral directions and information in English. Ability to express self orally and in writing understandably in English.

QUALIFICATION REQUIREMENTS: Skills/Knowledge; general mechanical ability; some knowledge of basic tools, equipment, materials, and work practices in general building trades; some knowledge of proper use of basic safety equipment and procedures.

Education/Training: minimum high school diploma or GED

EXPERIENCE: minimum of 1 year in building trades or related fields preferred.

On the job training is provided.

Personal/attitudes: must be congenial and tolerant; able to work harmoniously and effectively with other Waikiki Banyan staff members and interact with residents and guests of Waikiki Banyan. Must be able to accept training and correction from other Maintenance positions.
