Job Title: Maintenance Manager

Job Purpose
The Maintenance Manager is responsible for ensuring the smooth operation, upkeep, safety, and efficiency of all engineering and maintenance functions of the resort. The role is critical in maintaining luxury standards, guest comfort, asset longevity, and regulatory compliance, while leading a skilled technical team.
Key ResponsibilitiesEngineering & Maintenance Operations
- Oversee day-to-day maintenance of guest rooms, public areas, back-of-house, spa, restaurants, banquet halls, pool, and beach facilities.
- Ensure optimal functioning of HVAC, electrical systems, plumbing, STP, WTP, pumps, generators, lifts, fire-fighting systems, BMS, and smart room technologies.
- Plan and execute preventive maintenance schedules to minimize breakdowns and guest inconvenience.
- Attend and resolve maintenance complaints promptly, ensuring minimal disruption to guest experience.
Team Leadership & Management
- Lead, train, and supervise the maintenance team including technicians, electricians, plumbers, and outsourced contractors.
- Prepare duty rosters, assign work orders, and monitor productivity.
- Ensure grooming, discipline, and adherence to resort SOPs.
Safety, Compliance & Risk Management
- Ensure compliance with statutory regulations, fire safety norms, electrical safety standards, and local authority requirements.
- Conduct regular safety audits, mock drills, and equipment inspections.
- Maintain records for licenses, AMCs, statutory registers, and safety certifications.
Asset & Cost Management
- Maintain an updated asset register and ensure proper upkeep of all resort equipment and infrastructure.
- Control maintenance costs through effective budgeting, vendor negotiation, and energy management.
- Monitor utility consumption (electricity, water, diesel) and implement energy-saving initiatives.
Vendor & Contractor Management
- Coordinate with vendors and contractors for AMCs, repairs, installations, and upgrades.
- Ensure quality of work, adherence to timelines, and compliance with safety standards.
- Evaluate vendor performance and recommend improvements or changes when required.
Pre-opening & Projects (if applicable)
- Support pre-opening activities, snag lists, testing & commissioning of systems.
- Coordinate renovation, refurbishment, and improvement projects as assigned by management.

Qualifications & Experience
- Diploma / Degree in Mechanical / Electrical / Civil Engineering or equivalent
- Minimum 5–8 years of experience in hotel or luxury resort maintenance, with at least 2–3 years in a managerial role
- Experience in pre-opening or luxury property will be an added advantage
- Knowledge of smart room technology and automation systems preferred

Pay: ₹35,000.00 - ₹55,000.00 per month
