Overview
We are seeking a dynamic and proactive Maintenance Manager to lead our facilities maintenance operations, ensuring the safety, functionality, and efficiency of our property assets. Duties
- Develop and execute preventative maintenance schedules to ensure all building systems and equipment operate smoothly and efficiently.
- Supervise maintenance staff, contractors, and vendors, providing clear direction and ensuring timely completion of work orders.
- Oversee property repairs, including plumbing, electrical, HVAC, carpentry, and general facilities management tasks.
- Manage maintenance-related documentation using systems such as CMMS (Computerized Maintenance Management System) and Yardi for tracking work orders, inventory, and compliance records.
- Conduct regular inspections of properties to identify potential issues early and ensure compliance with Fair Housing regulations and safety standards.
- Coordinate with leasing teams on property leasing activities, tenant move-ins/move-outs, and service requests to enhance customer satisfaction.
- Maintain accurate records related to legal administrative processes, contracts, and landlord-tenant law compliance.
- Oversee emergency response procedures related to property issues or safety concerns while maintaining excellent phone etiquette and customer service standards.
- Monitor budget expenditures related to maintenance supplies, repairs, and facilities upgrades while seeking opportunities for cost savings through upselling or vendor negotiations.
Experience
- Proven experience in property management or facilities management with a strong understanding of property maintenance operations.
- Familiarity with LIHTC (Low-Income Housing Tax Credit), Section 8 housing programs, Fair Housing regulations, and landlord-tenant law.
- Hands-on experience with Yardi or OneSite property management software; CMMS systems knowledge is a plus.
- Strong administrative skills including data entry, filing, legal documentation handling, and office experience.
- Excellent conflict management skills with the ability to negotiate contracts effectively while maintaining positive relationships with tenants and vendors.
- Customer service-oriented mindset with experience in property leasing or real estate administrative roles.
- Knowledge of legal requirements related to property maintenance, landlord rights, tenant rights, and fair housing laws.
- Ability to manage multiple priorities efficiently while demonstrating leadership in team coordination and problem-solving.
