Overview:

We are a local, family owned property management company servicing West Michigan. We are seeking an experienced Maintenance Manager to oversee all maintenance operations across our growing residential rental portfolio.

This is a working manager position that combines leadership, field oversight, inspections, vendor management, maintenance coordination, and team supervision. The ideal candidate is comfortable working both in the field and in the office while leading maintenance operations and ensuring properties are well-maintained and operating efficiently.

Responsibilities include:

Maintenance Operations & Scheduling

• Oversee daily maintenance operations across the portfolio
• Prioritize, schedule, and track maintenance requests
• Coordinate repairs between residents, staff, vendors, and leasing
• Ensure work is completed efficiently and to company standards

Property Inspections, Turnovers & Vendor Management

• Conduct property inspections and identify maintenance concerns
• Oversee unit turnovers and make-ready projects
• Verify repair quality and property condition standards
• Manage vendor relationships and hold contractors accountable for performance

Team Leadership & Department Performance

• Assist with hiring, training, and supervising maintenance staff
• Delegate and schedule out team members work, monitor productivity, and lead team meetings
• Promote accountability, professionalism, and teamwork
• Help develop long-term solutions to recurring maintenance issues

Reporting & Cost Control

• Maintain accurate maintenance records and inspection reports
• Ensure completed work orders are properly documented
• Track recurring issues and maintenance trends
• Help control costs while maintaining quality service and property standards

Qualifications:

• Experience in property maintenance, facilities management, or property operations required
• Strong knowledge of HVAC, plumbing, electrical, appliances, and general building maintenance
• Leadership and team management experience preferred
• Valid driver's license required

Compensation & Benefits:

• $28–$32/hr depending on experience
• Yearly Bonus
• Health stipend available after 90 days
