Maintenance Manager – Residential Compounds & Facilities Operations

We are seeking an experienced, service-oriented, and technology-driven Maintenance Manager to oversee the operations of a residential maintenance company managing residential compounds in the UAE. The successful candidate will be responsible for managing all maintenance activities across the compounds, including preventive and corrective maintenance of common areas, infrastructure, and residential facilities, while also overseeing resident maintenance requests and fee-based repair services.

Key Responsibilities

* Manage the full maintenance operations of the compounds, ensuring high standards of maintenance, safety, cleanliness, and resident satisfaction.

* Oversee maintenance of common areas, building infrastructure, MEP systems, HVAC, plumbing, electrical systems, lighting, pumps, and civil works.

* Manage and supervise resident maintenance requests, repair coordination, service scheduling, and fee-based maintenance services.* Ensure timely response and resolution of resident complaints and service requests while maintaining excellent customer service standards.

* Develop and implement preventive, predictive, and corrective maintenance programs to minimize downtime and extend asset life cycles.

* Utilize modern facilities management technologies including CMMS/CAFM systems, smart maintenance platforms, IoT monitoring systems, and AI-driven maintenance solutions.* Introduce digital workflows, automated service tracking, predictive maintenance tools, and operational analytics to improve efficiency and reduce operational costs.* Supervise maintenance teams, engineers, technicians, subcontractors, and external service providers.* Monitor service quality, technician productivity, response times, and resident satisfaction through KPI-driven performance management.

* Prepare operational budgets, monitor maintenance expenses, and optimize cost efficiency.* Ensure compliance with UAE municipality regulations, health & safety standards, and Civil Defence requirements.* Conduct regular inspections, maintenance audits, and quality control assessments across all facilities and common areas.

* Manage emergency maintenance situations and ensure 24/7 operational readiness when required.* Establish and maintain strong relationships with residents, property owners, suppliers, and contractors.
