We are seeking a skilled and reliable Maintenance Person to join our team and ensure the proper upkeep and maintenance of our apartment complex in Jacksonville. HVAC certified and/or bilingual a huge plus. Pay varies depending on experience and skills.
Responsibilities:
* General Maintenance Tasks: Perform routine maintenance tasks, including but not limited to, repairing plumbing fixtures, electrical systems, HVAC units, appliances, doors, windows, and light fixtures. Upkeep of the property to keep it clean and safe.
* Repair and Troubleshooting: Identify and troubleshoot issues related to equipment, systems, and facilities within the buildings and take appropriate corrective measures to ensure timely resolution.
* Preventive Maintenance: Conduct regular inspections of the buildings, identify potential maintenance issues, and perform preventive maintenance tasks to avoid future problems.
* Resident Service Requests: Respond to maintenance requests from residents promptly and efficiently, ensuring excellent customer service and resident satisfaction.
* Safety and Security: Ensure the building and its surrounding areas are safe and secure by conducting regular inspections, addressing safety hazards, and adhering to all relevant safety regulations.
* Record Keeping: Maintain accurate records of maintenance activities, including work orders, repairs, and inspections, and ensure all necessary documentation is completed.
* Contractor Coordination: Oversee and coordinate with external contractors, vendors, and suppliers for larger repairs and maintenance projects, ensuring quality work and adherence to established guidelines.
* Equipment and Inventory: Maintain an inventory of maintenance supplies, tools, and equipment, and ensure their proper use, storage, and organization.
* Turnovers/Renovations: Turnover units when vacated. Complete any repairs or updates necessary including painting, replacement of flooring, tile, cabinets, etc.
Qualifications:
- High school diploma or equivalent.
- Proven experience in maintenance work, preferably in a multi-family residential setting.
- Strong knowledge of general maintenance tasks, including plumbing, electrical, HVAC, and carpentry.
- Ability to diagnose and troubleshoot maintenance issues effectively.
- Basic knowledge of safety procedures and regulations.
- Excellent problem-solving and time-management skills.
- Strong attention to detail and ability to work independently.
- Good communication and interpersonal skills.
- Physical stamina and ability to perform manual labor, including lifting heavy objects and working in various weather conditions.
- Availability for on-call duty and emergency response as required.
Job Type: Full-time
Pay: $20.00 - $28.00 per hour
Expected hours: 35 – 40 per week
