SUMMARY OF POSITION

Under the direction of the Maintenance Superintendent, Maintenance Specialist performs a variety of routine maintenance and repair tasks. This position involves tasks in masonry, plastering, carpentry, painting, plumbing, steam fitting, sheet metal, electrical, glazing, mechanical systems, and/or other types of related maintenance functions.

MAJOR RESPONSIBILITIES

This position is responsible for ensuring the property’s physical integrity is maintained at all times. Responsibilities include ensuring a safe and secure living environment for residents, visitors and staff. It is the duty of the Maintenance Specialist to follow all directives issued by management.

  • Complete all routing work orders within 72 hours

Duties and Responsibilities

  • Conduct all business in accordance with the ACHA policies and procedures, state and federal laws, OSHA, ADA, fair housing and related regulations
  • Perform activities necessary to maintain the continuity of essential environmental services to ensure resident comfort and security
  • Conduct daily building walk-downs and replace all burnt out bulbs from hallways and stairwells; and replace emergency lighting batteries as needed
  • Maintain curb appeal of the property at all times
  • Conduct trash-out of vacant units within 48 hours
  • Complete assigned work orders according to company guidelines
  • Strip and wax assigned floors on a quarterly basis
  • Monitor supplies/inventory and notify supervisor of items needed
  • Respond to after-hour emergency calls as required


Preventive Maintenance/Safety

  • Follow ACHA guidelines for the proper storage of chemicals and ensure Safety Data Sheets (SDS) are current and readily accessible
  • Monitor the physical condition of the property and immediately report unsafe conditions, including but not limited to broken steps, open holes, damaged exteriors, broken doors/ locks, inoperable smoke detectors and gas leaks
  • Perform minor and routine maintenance inspections on all equipment on a regular basis and ensure tools are in excellent working condition
  • Instill a “safety first” culture with maintenance staff and residents
  • Follow National Healthcareer Association (NHA) and Occupational Safety and Health Administration (OSHA) requirements for safety and personal protective equipment
  • Maintain accurate records regarding preventive maintenance, work orders, vacancy status and work in progress
  • Train staff in various repair techniques, cleaning, and maintenance practices
  • Assist in the completion of annual inspections

Technical Responsibilities

  • Perform electrical repairs, including appliances, fixtures, switches, outlets, circuits, etc.
  • Perform plumbing repairs, including clearing stoppages, replace fittings, etc.
  • Replace or repair broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks, etc.
  • Perform carpentry work, including door fitting, window repair, replacing and buildings shelves, stripping and waxing floors.
  • Assist with custodial work, including sweeping, mopping, and vacuuming, trash removal, cleaning windows, etc.
  • Assist with groundskeeping when necessary
  • Perform limited exterminating services when necessary
  • Participate in on-call emergency schedule for evening, weekend, and holiday coverage

Additional Responsibilities

  • Maintain stock control and utilization of maintenance materials
  • Perform scheduled maintenance on all equipment in accordance with manufacturer recommendations and operating manual
  • Maintain knowledge of water and gas shut-offs, all apartments and fixtures shut-offs and sewer cleanouts
  • Maintain knowledge of goods and services provided by contractors, vendors and suppliers
  • Assist with move-in and move-out inspections
  • Ensure apartment work orders are completed correctly and in a timely manner
  • Report all major repairs and requisitions to senior site staff
  • Remove and transfer heavy appliances and equipment as needed
  • Maintain clean and safe work area
  • Perform any additional duties assigned by ACHA senior staff

ADDITIONAL REQUIREMENTS

An acceptable general background check to include a local and state criminal history check. You must possess a valid driver’s license with an acceptable driving record.

  • Knowledge of standard tools, materials, methods, practices, occupational hazards, and safety precautions involved in performing general maintenance and repair work of buildings, other structures, grounds and utility systems
  • Ability to understand, remember, and carry out oral and written directions
  • Ability to take safety precautions in performing the work
  • Ability to obtain, store, safeguard, distribute, and properly use equipment, materials, and supplies
  • Ability to maintain simple records
  • Ability to learn to utilize various types of electronic and/or manual recording and information systems used by the agency, office or related units
  • Ability to read, write, speak, understand or communicate in English sufficiently to perform the duties of the position.

EDUCATION AND EXPERIENCE

  • High School Diploma or GED required
  • One (2) year of experience in performing varied building maintenance and repair tasks.

LICENSE REQUIREMENTS

  • Appointee may be required to possess a Boiler Operator's License of appropriate grade and type as required by the Department of Labor.
  • Appointees may be required to possess a valid Commercial Driver's License (CDL) and applicable endorsements for the class and type of vehicle being operated.
  • Appointees must possess a valid New Jersey driver's license when vehicle operation is required for essential job duties.

NOTE:
The responsibility for ensuring that employees possess the required motor vehicle license, commensurate with the class and type of vehicles they operate, rests with the Appointing Authority.

PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. Position requires frequent standing, stretching, bending, stooping, squatting, walking, pushing and pulling, and lifting of objects weighing up to 25 pounds or more. Ability to perform heavy manual labor for prolonged periods of time under varying temperatures and climatic conditions.

Pursuant to “New Jersey First Act,” N.J.S.A. 52:14-7 (PL. 2011, Chapter 70), effective September 1, 2011 all newly hired employees of state and local governments must reside in the State of New Jersey, unless exempted under the law. If you do not reside in New Jersey, you have one year after the date of hire to relocate your residence to New Jersey. IF you do not do so, you are subject to be removed from your office, position or employment.
