SUMMARY OF POSITION

Under the direction of the Director of Maintenance, Maintenance Superintendent performs a variety of routine maintenance and repair tasks while supervising and leading other maintenance personnel. This position involves tasks in masonry, plastering, carpentry, painting, plumbing, steam fitting, sheet metal, electrical, glazing, mechanical systems, and/or other types of related maintenance functions.


MAJOR RESPONSIBILITIES

  • Maintain 3% vacancy rate
  • Assist in the development of site maintenance budget
  • Plan weekly and/or monthly work schedules and sequence of operations for subordinates; establishes deadlines and priorities based on general work schedules, methods, and policies established by management
  • Determine which assignments can be completed concurrently and which assignments must be delayed
  • Determine the number and types of employees required to complete a task, considering skills and personnel available
  • Determine current availability of materials and equipment; identify the need for additional equipment and materials to ensure timely delivery to work site to avoid work delays
  • Determine the need for special equipment and materials for specific projects and prepare necessary requisitions
  • Maintains records of materials and supplies utilized, employee time, and nature and type of work performed
  • Discipline employees and resolve minor complaints
  • Select and assign employees to specific tasks to be performed
  • Explain work requirements, methods, and procedures, and define standards of quality and quantity of productivity
  • Instruct subordinates in the performance of difficult or complex work assignments
  • Review work in progress and completed work; adjust work plans, work assignments, and methods necessary to reduce costs and to accomplish work efficiently
  • Ensure deadlines and priorities set by management are met.
  • Prepare evaluations, special reports, and maintenance records related to repairs, renovations, and custodial work activities to management when needed
  • Reassign employees as needed to respond to emergencies, fluctuating workloads and scheduling demands
  • Inspect work in progress to ensure compliance with work schedules, specifications, and contracts; determines if additional work is required and verify discrepancies in work orders are corrected
  • Examine completed work assignments for conformity with economical and efficient trade practices, approved plans, blueprints, and specifications
  • Supervise employees engaged in the maintenance and repair of masonry, plumbing, woodwork, and similar components of buildings and other structures
  • Works alongside employees on projects to ensure completion with established standards previously set work schedules
  • Learn to utilize various types of electronic and/or manual recording and information systems used by the agency


ADDITIONAL EXAMPLES OF WORK

  • Maintain cost records for repair jobs to support budget planning and cost control
  • Assist supervisors in planning projects by drafting material specifications, establishing work schedules, and determining material needs
  • Operate and/or supervise employees engaged in installing, operating, maintaining and repairing building utility systems, including electrical, heating and cooling, gas, ventilation, steam generating systems, mechanical equipment, plumbing and sewer lines, pipes and fixtures, kitchen ranges and refrigerators, and other equipment or accessories
  • Supervise employees engaged in moving lawns, trimming shrubbery, raking leaves, and interior cleaning of buildings
  • Personally perform general maintenance and repair tasks as needed

ADDITIONAL REQUIREMENTS

An acceptable general background check to include a local and state criminal history check. You must possess a valid driver’s license with an acceptable driving record.

  • Knowledge of standard tools, materials, methods, practices, occupational hazards, and safety precautions involved in performing general maintenance and repair work of buildings, other structures, grounds and utility systems
  • Ability to read and interpret blueprints and specifications
  • Ability to understand technical terminology common to various trades
  • Ability to organize a work crews and distribute assignments and instructions
  • Ability to assist subordinates with complex and unusual problems
  • Ability to inspect the work of subordinates to ensure proper procedures are followed, reasonable standards of workmanship and output are observed, and desired objectives are achieved.
  • Ability to prepare daily time and cost records, material reports, accident and property damage reports, and employee performance reports.
  • Ability to understand, remember, and carry out oral and written directions
  • Ability to take safety precautions in performing the work
  • Ability to obtain, store, safeguard, distribute, and properly use equipment, materials, and supplies
  • Ability to learn to utilize various types of electronic and/or manual recording and information systems used by the agency, office or related units
  • Ability to read, write, speak, understand or communicate in English sufficiently to perform the duties of the position

EDUCATION AND EXPERIENCE
  • High School Diploma or GED required
  • Five (5) years of experience in performing varied building maintenance and repair tasks
  • One (1) year of supervisory experience
LICENSE REQUIREMENTS

  • Appointee may be required to possess a Boiler Operator's License of appropriate grade and type as required by the Department of Labor.
  • Appointees may be required to possess a valid Commercial Driver's License (CDL) and applicable endorsements for the class and type of vehicle being operated.
  • Appointees must possess a valid New Jersey driver's license when vehicle operation is required for essential job duties.

NOTE:
The responsibility for ensuring that employees possess the required motor vehicle license, commensurate with the class and type of vehicles they operate, rests with the Appointing Authority.

PHYSICAL DEMANDS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. Position requires frequent standing, stretching, bending, stooping, squatting, walking, pushing and pulling, and lifting of objects weighing up to 25 pounds or more. Ability to perform heavy manual labor for prolonged periods of time under varying temperatures and climatic conditions.
