SRM is seeking a motivated, hands-on Maintenance Supervisor to oversee the maintenance operations of a 358-unit multifamily affordable community. You’ll lead and develop the maintenance team, ensure timely completion of service requests, preventative maintenance, and unit turns, and maintain the property’s systems and equipment. This role ensures compliance, operational efficiency, and a safe, high-quality living environment for all residents. This position is Monday through Friday, 9:00 a.m. to 6:00 p.m.
Job Duties & Responsibilities
Leadership & Team Oversight
- Supervise and coach on-site maintenance staff, prioritize and assign daily work orders, and monitor performance.
- Provide training, mentorship, and guidance to ensure team members follow policies, procedures, and safety standards.
- Conduct regular team meetings and coordinate with the Property Management team.
Maintenance Operations
- Oversee and perform all maintenance activities, including service requests, unit turns, common areas, and preventative maintenance.
- Inspect and maintain building systems (HVAC, plumbing, electrical, etc.) to ensure safe and efficient operation.
- Manage on-call responsibilities for emergency service requests.
- Maintain records of repairs, warranties, inspections, and maintenance logs.
Safety & Compliance
- Enforce OSHA and SRM safety standards and maintain a safe workplace.
- Ensure team compliance with drug- and alcohol-free policies.
- Escalate unresolved safety or compliance issues to the Regional Maintenance Supervisor.
Resident Service & Communication
- Respond promptly and courteously to resident service requests.
- Communicate professionally with residents, keeping them informed of service progress.
- Ensure all work within occupied units follows SRM procedures.
Administrative & Reporting
- Assist the Property Manager with maintenance budgets and expense monitoring.
- Track work orders, inventory, and supplies for efficient operations.
- Provide updates and escalate unresolved issues to the Regional Maintenance Supervisor.
- 3+ years of multifamily maintenance experience, including 1–2 years in a supervisory role with a proven track record managing maintenance operations.
- Proven ability to supervise, train, and motivate a maintenance team.
- Strong knowledge of HVAC, plumbing, electrical, carpentry, and general property maintenance, with the ability to troubleshoot and resolve issues effectively.
- Skilled in organization, time management, scheduling, and recordkeeping.
- Professional, respectful communication and customer service skills.
- Strong understanding of OSHA standards, safety practices, and risk management.
- Ability to be on call for after-hours needs or emergencies.
Preferred Skills & Experience
- High school diploma or equivalent; technical training or certifications preferred (e.g., HVAC, CPO, EPA).
- Experience with Yardi or similar maintenance management software.
- OSHA training and safety certifications.
Physical Requirements: Frequent standing, walking, bending, lifting, and use of hand and power tools are required. The role also requires the ability to climb stairs, ladders, and access rooftops or confined spaces as needed, as well as regularly lifting and carrying equipment or materials weighing up to 50 pounds.
Travel: 0-10%
