Altus Management Group is seeking an experienced, certified, and genuinely hands-on Maintenance Supervisor to lead maintenance operations across two vintage multifamily communities in Norman, OK — just minutes from the University of Oklahoma campus.

We have seen plenty of supervisors who supervise from the office. That is not what Charleston Apartments and Squire Village need. These communities need someone who shows up every morning ready to diagnose, repair, lead by example, and repeat — someone whose team respects them because they work right alongside them.

YOUR PORTFOLIO

Charleston Apartments — 164 Units | Norman, OK
The anchor of your portfolio. A larger vintage multifamily community that demands consistent technical oversight, fast response times, hands-on leadership across every system, and active pool operations management.

Squire Village Apartments — 24 Units | Norman, OK
Smaller in size, equal in standard. Every unit at Squire Village receives the same urgency, attention, and quality as the largest property in the portfolio. No property is too small for your standard of excellence.

REQUIRED CERTIFICATIONS — ALL THREE, NON-NEGOTIABLE

Do not apply without holding all three of the following active certifications. These are firm requirements and will be verified during the screening process.

  • HVAC Certification
  • EPA 608 Certification
  • CPO — Certified Pool Operator

In addition to these certifications, candidates must possess strong hands-on electrical and plumbing knowledge at a senior level.

A NOTE ON THIS ROLE

This is not a position for someone who manages from a desk. We are not looking for a supervisor who places supply orders, assigns work orders to others, and calls it a day. We need a leader who picks up the tools, diagnoses the problem personally, does the work, and holds their team to that same hands-on standard every single day.

If your comfort zone is the supply room, this is not the right fit. If it is the crawl space, the electrical panel, the HVAC unit, and the pool equipment room — this role was built for you.

ROLES & RESPONSIBILITIES

Electrical

  • Diagnose and repair electrical fixtures, circuits, switches, and panels hands-on
  • Service and repair appliances including ranges, refrigerators, and water heaters
  • Ensure all electrical work meets applicable safety codes and Altus standards
  • Identify and resolve electrical issues proactively before they become safety concerns

Plumbing

  • Perform repairs and replacements on faucets, toilets, valves, and supply lines
  • Diagnose and resolve leaks, clogs, and drainage issues quickly and correctly
  • Handle complex plumbing repairs that require senior-level skill and sound judgment
  • Coordinate with outside vendors only when the scope of work genuinely requires it

HVAC & EPA 608

  • Perform HVAC inspections, diagnostics, repairs, and seasonal preventive maintenance
  • Handle refrigerant safely and in full compliance with EPA 608 certification requirements
  • Service and maintain all HVAC systems across both properties on a proactive basis
  • Ensure all systems are operating at peak performance year-round

Pool Operations — CPO

  • Oversee all pool operations, chemical balance, and water quality testing
  • Perform routine pool maintenance, inspections, and equipment servicing
  • Ensure pool facilities meet all health, safety, and regulatory requirements at all times
  • Maintain accurate pool logs and chemical treatment records consistently

Team Supervision

  • Supervise and develop maintenance technicians across both communities
  • Assign, prioritize, and follow up on all work orders on a daily basis
  • Lead by example — you are in the field working alongside your team, not above them
  • Hold team members accountable to quality, urgency, and professionalism every day

Unit Turns & Inspections

  • Oversee and actively participate in unit turns, completing them within 3 to 6 days of move-out
  • Conduct move-in, move-out, and annual unit inspections across both properties
  • Ensure every unit is rent-ready, fully functional, and move-in ready before keys are handed over
  • Maintain make-ready standards that consistently reflect the Altus standard of excellence

Curb Appeal & Grounds

  • Walk both properties regularly and address issues proactively before they escalate
  • Maintain grounds, exterior appearance, and common area cleanliness at all times
  • Oversee landscaping, irrigation systems, and exterior maintenance standards
  • Manage and maintain accurate inventory of tools, equipment, and supplies across both sites

WHAT YOU BRING

  • HVAC certification — active and required
  • EPA 608 certification — active and required
  • CPO Certified Pool Operator certification — active and required
  • Proven multifamily property management experience — required
  • Genuinely hands-on approach — you work in the field, not behind a desk
  • Strong electrical knowledge across appliances, circuits, fixtures, and panels
  • Extensive plumbing experience ranging from minor repairs to complex replacements
  • Proven ability to supervise, train, and develop a maintenance team
  • Ability to lift 75 pounds and safely work from ladders and in confined spaces
  • Strong organizational skills to effectively manage two communities simultaneously
  • Valid driver's license, current auto insurance, and reliable transportation
  • Proactive mindset — you identify issues early and bring solutions to the table
