Maintenance Supervisor – Facility Management

Job Summary

Gulf Group Holding is seeking an experienced Maintenance Supervisor to oversee daily facility maintenance operations across its residential and commercial property portfolio.

The selected candidate will supervise a multi-trade maintenance team covering HVAC/AC, electrical, plumbing, civil, mechanical, and general building maintenance. The role includes planned preventive maintenance, tenant complaint handling, unit inspections, tenant handovers, vacant-unit condition reports, supplier coordination, purchasing, and maintenance reporting.

Key Responsibilities

• Supervise and coordinate daily maintenance activities to ensure timely and efficient completion of work orders.
• Manage and allocate technicians and helpers for HVAC/AC, electrical, plumbing, civil, mechanical, and general building maintenance works.
• Plan and monitor planned preventive maintenance schedules to reduce equipment downtime and extend asset life.
• Inspect tenants’ units, equipment, and building systems to identify maintenance requirements and ensure compliance with company safety standards.
• Handle tenant maintenance complaints from initial inspection through work-order completion and closure.
• Conduct move-in handovers for new tenants and vacant-unit inspections following tenant move-out. Prepare condition, damage, and maintenance reports before releasing units for new tenancy.
• Oversee repair and rectification works for electrical, plumbing, HVAC, mechanical, civil, and other facility systems.
• Source maintenance materials, obtain quotations, compare market prices, and coordinate with suppliers and subcontractors.
• Monitor maintenance materials, spare parts, work orders, pending jobs, and technician performance.
• Prepare accurate weekly and monthly maintenance reports, including completed works, pending works, tenant complaints, material usage, and supplier activities.
• Respond to urgent maintenance requirements outside normal working hours when operationally required.

Requirements

• Diploma or technical qualification in Mechanical Engineering, Electrical Engineering, HVAC, Facility Management, or a related field.
• Minimum 10 years of hands-on facility maintenance experience in Qatar, including at least 8 years in a Maintenance Supervisor or equivalent team leadership role.
• Strong practical knowledge of HVAC/AC, electrical, plumbing, civil, mechanical, and general building maintenance.
• Experience handling maintenance works for residential apartments, villas, commercial buildings.
• Proven ability to supervise technicians, helpers, suppliers, and subcontractors effectively.
• Experience handling tenant complaints, property handovers, vacant-unit inspections, and maintenance reports.
• Good knowledge of material purchasing, quotation comparison, supplier coordination, and market-price evaluation.
• Ability to prepare reports using Microsoft Excel and work-order, ERP, or CMMS systems.
• Valid Qatar driving license is required.
• Good written and spoken English. Arabic communication ability will be an advantage.
• Strong organizational, problem-solving, and communication skills.

Pay: QAR5,000.00 - QAR7,000.00 per month
