Job Title: Maintenance Supervisor

Supervisor: Property Manager

FLSA Status: Non – Exempt (Hourly)

As our Maintenance Supervisor, you'll play a crucial role in preserving the beauty and functionality of our amazing property. Your expertise will ensure that our residents enjoy a comfortable and enjoyable lifestyle.

  • Ensure the physical property is visually impeccable and functionally sound
  • Inherent knowledge and troubleshooting skills for HVAC, Electrical, Plumbing, Pools/ Fountains, Appliance Repair, Customer Service
  • Coordinate with Property Manager during Maintenance staff hiring process
  • Train and manage Maintenance staff
  • Guarantee new construction punch and make readies are performed to company standards
  • Required to lift or handle 80-100lbs on a regular basis
  • Responsible for making sure preventative maintenance deadlines are met as outlined by Regional Maintenance Manager
  • Ensure all issues are reported and documented in Rent Manager
  • Communicate daily with Property Manager
  • Schedule ALL vendors and service
  • EPA Section 608 Type I Certification Required
  • Be on call as scheduled by Property Manager
  • Maintain accurate inventory and records thereof
  • Prioritize response to work order requests
  • Perform transportation inspections as required
  • Verify quality of Maintenance Technicians and Porters work
  • Fulfill role of Maintenance Technicians and Porters as needed
  • Be an active participant in maintenance team Group Text & maintenance supervisor Group Text
  • Complete all training as required
  • Valid driver’s license and reliable transportation required
  • Backup for Regional Maintenance Manager, Maintenance Technician and Maintenance Supervisors (other properties)

ESSENTIAL DUTIES AND RESPONSIBILITIES: Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

SUPERVISORY RESPONSIBILITIES: Carry out supervisory responsibilities in accordance with Company policies and applicable laws. Responsibilities include planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; addressing complaints and resolving problems.

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. DRIVING REQUIREMENTS: Must have a valid driver’s license and the ability to drive to daily activities.

EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED); and 3 to 5 years of related experience and/or training; or equivalent combination of education and experience.

LEADERSHIP and STAFF DEVELOPMENT: Experience in managing diverse workforce. Ability to manage conflict, provide direction, and drive business results by managing the performance of staff members.

LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively with customers one-on-one or groups of team members of organization.

REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

CERTIFICATES, LICENSES, REGISTRATIONS: Heating, ventilation and air conditioning (HVAC) certification is required for this position.

PHYSICAL DEMANDS: The team member is frequently required to sit; stoop, kneel, crouch, or crawl. The team member must frequently lift and/or move up to 50 pounds, and on rare occasions, move more than 100 pounds. Team members will be required to climb ladders.

Pay: $25.00 - $28.00 per hour
