Maintenance Supervisor - Multi-Family

SNS Management is seeking a Maintenance Supervisor to lead day-to-day maintenance operations across a portfolio of apartment communities. This role is responsible for supervising maintenance technicians, ensuring work orders are completed efficiently and to company standards, and maintaining the safety, functionality, and overall quality of our properties. The Maintenance Supervisor plays a key role in coaching technicians, managing workflow, and ensuring residents receive timely and professional service.

What You’ll Be Doing

  • Lead and coach a team of maintenance technicians across multiple apartment communities
  • Review, assign, and monitor work orders to ensure repairs are completed accurately and efficiently
  • Troubleshoot and assist with repairs involving plumbing, electrical, HVAC, carpentry, drywall, flooring, and other maintenance systems
  • Ensure work orders are properly documented with notes, photos, and accurate completion details
  • Maintain property safety, functionality, and curb appeal through proactive maintenance oversight
  • Conduct routine inspections and preventative maintenance reviews
  • Support scheduling, on-call coverage, and technician workload management
  • Partner with property management to prioritize repairs and maintain strong resident service standards
  • Assist with troubleshooting complex maintenance issues and coaching technicians on technical skills
  • Monitor inventory, materials usage, and maintenance shop organization

  • Maintenance technicians are confident, productive, and capable of handling most service requests independently
  • Resident work orders are completed quickly and professionally with minimal backlog
  • Work orders are documented clearly with proper notes, photos, and repair details
  • The maintenance team consistently meets performance metrics for work order completion and service quality
  • Residents experience timely repairs and positive interactions with the maintenance team
  • Manage maintenance materials and supply purchases responsibly, ensuring all expenses follow company purchasing guidelines and remain within approved maintenance budgets

Required Qualifications

  • 3–5 years of leadership experience in multifamily maintenance
  • Previous experience working in apartment or multifamily property maintenance
  • Strong knowledge of residential maintenance trades including plumbing, electrical, drywall, carpentry, and HVAC troubleshooting
  • Ability to diagnose and repair a wide range of maintenance issues across apartment communities
  • Comfort using mobile devices and software systems to manage work orders and communication
  • Valid driver’s license with a clean driving record and ability to operate company vehicles
  • Strong communication and leadership skills
  • Ability to prioritize multiple service requests and support technicians effectively

Preferred Qualifications

  • Experience using property management or maintenance management software such as AppFolio
  • Experience using workforce management or timekeeping platforms such as Paycor
  • Industry certifications such as EPA Certification, HVAC License, OSHA Certification, CPO, or Certified Apartment Maintenance Technician (CAMT)
  • Experience managing maintenance operations across multiple apartment communities or portfolios
  • Previous experience training or mentoring maintenance technicians

Tools, Equipment & Company Vehicle

SNS Maintenance Supervisors are equipped with the resources they need to succeed in the field. Supervisors are provided with an SNS company van that functions as a fully stocked mobile shop, allowing them to efficiently support their teams and respond to maintenance needs across the portfolio.

Each vehicle is equipped with the tools and equipment necessary to perform maintenance work, eliminating the need for employees to purchase or supply their own tools.

Maintenance Supervisors are also provided with SNS company apparel and uniforms, which are required during working hours to ensure professionalism, safety, and clear identification when working in resident homes and communities.

Supervisors are issued a company credit card for approved maintenance materials, supplies, equipment purchases, and team appreciation initiatives, allowing them to quickly obtain the resources needed to support their team and maintain property operations. All purchases must follow company purchasing guidelines and budget controls, ensuring responsible spending and proper documentation of materials and expenses.

Work Environment, Travel & Physical Requirements

  • Onsite role supporting multiple apartment communities within the Cincinnati area
  • Local travel between properties during business hours required
  • Ability to sit or stand for extended periods
  • Use computer and mobile devices throughout the workday
  • Ability to lift or move materials and equipment up to approximately 75 pounds
  • Participation in an on-call rotation to support emergency maintenance needs

Schedule

  • Full-time, Monday–Friday
  • Standard business hours
  • Participation in an on-call rotation for emergency maintenance support at least one week per month
