Position Summary
The Maintenance Supervisor is responsible for ensuring the physical assets of the assigned property/properties are maintained, meeting Better Housing Coalition’s (BHC) quality standards, and applicable regulations. Oversee the routine maintenance, upkeep and repair of all systems (HVAC, electrical, plumbing, etc.), appliances, buildings, and grounds.
Key Responsibilities:
· Coordinate and oversee maintenance labor, assist with developing Standard Operating Procedures, and ensure the highest maintenance standards.
· Implement property inspection and preventative maintenance programs. Document emergency and/or incidents on site, apartment turn processes, and employee training and safety programs.
· Identify capital investment projects, initiate utility usage audits, and review property financials to ensure budget compliance.
· Solicit vendor bids, establish a preferred vendor list, and identify cost-saving opportunities through vendor selection.
· Adherence to safety programs and policies, ensure compliance with safety standards and local building codes, and create emergency response plans.
· Oversee management of maintenance team members by setting goals with measurements annually for all team members, assist property manager to complete performance appraisals by deadlines, hold team members accountable for performance and behavior, provide on-going training and development to ensure employee’s success, work with property manager and human resources on employee relation issues.
· Apply communication and conflict resolution skills to diffuse resident, vendor, or employee concerns in a professional, courteous, and empathetic manner to seek resolution. Use proper judgement to always keep the company interests in mind.
· Collaborate with Director of Maintenance for training and development needs, capital improvement programs, lender and insurance requirements, inspections, and other property needs.
· Manages & distributes work orders through Yardi Workflow, prioritizes and assigns the work of maintenance staff on a daily basis. Responds to service calls promptly (addresses emergencies immediately and service requests in the order received, within a 48-hour turnaround time).
Minimum Educational & Experience Requirements
· High School diploma or equivalent (GED)
· Previous supervisory experience
· Previous maintenance experience for a multi-family property
· Yardi Experience preferred
· HVAC certification
Minimum Skill Requirements
· Strong knowledge level of HVAC, carpentry, basic electrical, plumbing and appliances
· Effective verbal and written communication
· High degree of customer focus
· Strong organizational and time management skills
· High degree of flexibility
Job Type: Full-time
Pay: $30.00 - $38.00 per hour
