The Maintenance Tech Assistant supports the Maintenance Manager in caring for The Neighbor Project’s (the “organization”) portfolio of residential and commercial properties. This includes assisting with routine maintenance, apartment turnovers, and remodeling projects. The role involves working closely with contractors, vendors, and the Property Manager to ensure repairs and projects are completed efficiently and to standard. This is primarily an on-site position at the organization’s properties, and will require learning and working within the Buildium property management software to track, update, and close work orders. Proficiency in using the software is essential for maintaining accurate records and ensuring smooth maintenance operations
Preferred Experience: Ideally, the candidate should have general contractor or handyman knowledge/experience to effectively support repairs, maintenance coordination, and project oversight.
Pay & Schedule
Maintenance Tech Assistant – Time Allocation
1. Work Order Support (70%)
· Manage incoming tenant work orders submitted through Buildium.
· Dispatch work orders accordingly to the Maintenance Manager, vendors, or contractors.
· Assist Maintenance Manager with completing work orders until closed in Buildium including hands on repairs.
· If needed, coordinate with contractors and vendors for work order–related repairs.
· Keep all parties informed (Maintenance Tech, vendors, tenants) and ensure real-time updates in the system until work orders are marked as complete.
2. Turnover Support (20%)
· Assess a vacancy to decide whether the turnover will be handled in-house or outsourced.
· Assist with unit preparation and repairs for new tenants.
· Coordinate with contractors and vendors for turnover-related work.
· Track turnover timelines to ensure readiness by target move-in dates.
3. Vendor & Supplies Support (10%)
· Source, purchase, and deliver needed supplies or materials as required.
· Maintain inventory of commonly used tools and parts, including location tracking of stored items.
· Work with third-party contractors for repair work and follow-up inspections.
Education
· High school diploma or equivalent required; trade school or technical training preferred.
Experience
· Experience creating project scopes and managing contractors
· Strong interpersonal, communication, and organizational skills.
· Sensitivity to the needs of residents and families from low-income, high-risk, and culturally diverse backgrounds.
· Experience with property and home maintenance, including routine repairs, preventative maintenance, and troubleshooting.
· Familiarity with plumbing, electrical, carpentry, painting, drywall repair, and appliance installation/repair.
· Experience assisting with apartment turnovers, including cleaning, patching, and preparing units for new tenants.
· Spanish speaking preferred
· Ability to coordinate and work with contractors and vendors.
· Organized, attentive to detail, and able to manage multiple tasks.
· High degree of self-motivation.
· Practice in appropriate conflict resolution methods leading to positive solutions.
Computer and software knowledge
· Experience working with property management software (such as Buildium) preferred
· Willingness to learn and work daily within Buildium to track, update, and close work orders.
