- Ensure the physical aspects of the apartment meets company standards and applicable laws by diagnosing problems, making repairs, tracking accomplishments and performing necessary follow-up.
- Complete maintenance service requests, document the status of each request and ensure that appropriate follow-through occurs.
- Perform electrical repairs on items such as appliances, fixtures, switches, outlets, etc. and install ceiling fans as well as indoor and outdoor light fixtures.
- Perform plumbing work such as clearing stoppages, replace/repair fittings, faucets, and toilets. Complete minor re-piping including the soldering of copper pipes.
- Paint and decorate apartments, hallways, etc., as directed by management.
- Complete appropriate apartment make ready procedures for move-ins within establish turnover timeframes.
- Oversee work of sub-contractors hired by the company to work at the community.
- Complete daily maintenance of grounds and common areas including but not limited to all lighting, snow removal, trash removal, vehicle maintenance, etc.
- Troubleshoot and perform correct maintenance procedures on indoor or outdoor pools or spa equipment (pool equipment maintenance requires proper certification).
- Perform scheduled maintenance on all equipment based on the manufacturer’s recommendations and operation manuals, including boilers, hot water heaters, lawn equipment and other vehicles.
- Periodically inspect all resident occupied or unoccupied apartments, buildings, and common areas; performing repairs and other duties as necessary or requested.
- Remain informed on changing building codes and discuss the possible impact to the community with the Property Manager.
- Capable of performing the essential functions of the job, with or without reasonable accommodations.
- Ability to understand and communicate written and verbal directions.
- Ability to read and follow instructions on safety information for cleaning supplies.
- Regular attendance, reliability and punctuality is necessary to meet the needs of applicants, new and current residents, guests and outside vendors during regularly scheduled hours.
- Ability to work nights and weekends, upon request, at the beginning and end of the month.
- Must be able to work overtime as needed.
- Required to work on an on-call basis.
- Must be available on the last and first day of the month for turns.
- Outstanding customer services skills.
- Well organized with excellent attention to detail.
- Aptitude to work independently with excellent time management skills.
- High School Diploma or GED Equivalent.
- 2+ years of prior experience in general maintenance or a combination of education and experience.
- Boilers License, Pool Operator’s License, and/or EPA Certification required.
- Reliable transportation required.
- Ability to attend and pass company paid certification courses (e.g.: pool operators, boilers license, EPA certification).
