To be responsible, under the direction of the Maintenance Supervisor, for the overall Maintenance and physical appearance of the Properties managed by the Company, and to assist the Maintenance Supervisor in keeping the Office informed on the status of the property repairs using advanced scheduling system. The ideal candidate will have a strong background in multifamily maintenance and a commitment to quality service.
Pay range is $23 - $25 per hour plus monthly bonus
DUTIES
- Performing maintenance requests to include A/C repairs, electrical repairs, appliance repairs and plumbing repairs. Replace broken windowpanes, tiles, screens, locks, outer fixtures, A/C units etc. Perform carpentry work, masonry and fencing.
- Maintaining proper records regarding preventive maintenance, service requests, inventories and perform scheduled maintenance as recommended.
- Assist in grounds maintenance.
- Performing turn processes in vacant apartments.
- Completes service requests promptly based on priority
- Completes unit make-ready punch process proficiently.
- Use various maintenance equipment and hand/power tools as needed.
- Maintain compliance with OSHA standards and The Clean Air Act
- Complete installation of electrical light fixtures, fans, and switches.
- Assist in the care of the community pool weekly.
- Complete required tasks such as training, logs, and reports promptly
- Follow company and safety policies while providing outstanding customer service.
- Complete required CED with Gracehill Incore online classes
- Collaborate on maintaining curb appeal and the cleanliness of buildings and grounds
- Perform on-call duties and occasional overtime as required.
- Demonstrate customer service skills by treating residents, staff and vendors in a professional manner
- Other duties and tasks as assigned by Property Manager or Supervisor
