SRM’s Maintenance Technician supports daily maintenance operations for a 358-unit residential community in the First Hill neighborhood. Working under the Maintenance Supervisor, this role completes service requests, preventive maintenance, and repairs throughout apartment homes, common areas, and amenities to help maintain a safe, well-kept community and a positive resident experience.
Job Duties & Responsibilities
Complete service requests and work orders in a timely, professional manner.
Assist with unit turns, including painting, cleaning, and minor repairs.
Perform preventive maintenance on building systems such as HVAC, plumbing, and electrical.
Maintain grounds, common areas, and amenities in safe, well-kept condition.
Follow proper procedures when entering occupied apartments and accurately document work completed.
Provide courteous, responsive service to residents and communicate repair status clearly.
Adhere to OSHA regulations, SRM safety standards, and company policies; use appropriate tools and PPE.
Report unsafe conditions or equipment issues promptly and participate in required safety training.
Support daily operations, inventory management, emergency response, and on-call rotations.
Keep maintenance shops, storage areas, and workspaces clean and organized.
High school diploma or equivalent combination of education and experience.
1+ year of general maintenance or related experience.
1+ year of customer service experience.
Willingness to participate in company-provided training and safety programs.
Preferred Skills & Experience
Technical or trade-related training.
Certifications such as HVAC, CPO, or EPA.
Experience in multifamily housing or property management.
Physical Requirements: This role requires frequent standing, walking, bending, and lifting, as well as the ability to climb stairs and ladders and access rooftops or confined spaces. The position also involves regularly lifting materials and equipment weighing up to 50 pounds.
This is a property-based role with frequent interaction with residents and staff in a fast-paced environment that requires timely responsiveness to service requests. On-call responsibilities may include evenings, weekends, or holidays as assigned.
