General Summary
Performs a wide variety of Janitorial/Maintenance duties to ensure the well-being of the buildings, grounds and people working and residing within the Charlesgate properties.
Required Duties
- Perform daily routine cleaning of all common areas.
- Rehabilitate vacant apartments performing some lifting of materials, supplies and equipment while performing such work.
- Removes items such as furniture, debris and waste from vacant apartments.
- Work cohesively with Building Manager, staff, and residents.
- Monitor grounds on a daily basis removing graffiti when necessary, picking up debris, fallen vegetation, snow removal etc.
- Change trash containers as necessary, remove problem.
- Be available for assignments other than daily routine work.
- Be available to respond to “Emergency” conditions on request from the Superintendent of Buildings & Grounds.
- Keep all equipment, tooling and supplies in good working order and accountability for supply requests and ordering.
- Responds to and initiates responses to assigned work in a timely manner and coordinates “special” assignments with the Superintendent of Buildings & Grounds.

Qualifications and Education Requirements
EDUCATION
- High School Graduate or Equivalent
- Experience preferred
- Must be available for on call, cover vacations, etc.
- Team Oriented
- Exhibit Management and Organizational skills.
- Exhibit knowledge of various trade capabilities and performance steps leading to quality work.
- Valid RI Driver’s License.
- Reliable transportation.
EXPERIENCE:
- Working knowledge of various skills required to perform assigned tasks in all areas of residential improvements.
- Proper and safe use of power and hand tools are required to perform tasks assignments, including snow removal equipment.
- Skill base to recognize the potential of disrepair conditions and modify and conclude the same conditions to quality results.
Working Conditions:
- Work areas are generally well lit; however, some conditions may require additional use of lighting equipment. Work areas are generally free of obstructions, however, there may be conditions where modifications to the work area are necessary.
- Generally, conditions exist where a height extension is not necessary, however, there may be conditions that exist where use of height extensions (ladders) are required.
- Traveling from one building to another depending on task assignment, exposure to various weather and driving conditions.

- Lifting from light to moderate (Heavy lifting requires assigned manpower of equipment).

- Exposure to infectious conditions and public housing pests.
- Exposure to various personalities, mental health conditions, including confused and combative populations.
- Exposure to some hazardous chemicals and materials.
