Maintenance Technician

POSITION DESCRIPTION

Hunter Properties is seeking a reliable and detail-oriented Maintenance Technician to support the day-to-day upkeep of our apartment communities. This role is responsible for completing a wide range of maintenance and repair tasks to ensure buildings, grounds, and common areas remain safe, functional, and well-maintained. The ideal candidate is a hands-on professional who can work independently, follow established procedures, and observe all health and safety guidelines.

ESSENTIAL DUTIES & RESPONSIBILITIES

· Complete resident work orders in a timely, professional, and courteous manner.

· Perform general maintenance and repairs, including but not limited to:

o Plumbing, electrical, and mechanical repairs.

o HVAC troubleshooting and basic repairs consistent with certification and training.

o Drywall repair, painting, and carpentry.

o Appliance repair, installation, and replacement.

· Assist with apartment turns, including preparing vacant units for new residents.

· Conduct routine inspections and preventative maintenance tasks.

· Maintain the cleanliness and safety of common areas, hallways, and exterior grounds.

· Assist with seasonal responsibilities, including snow removal and salting.

· Follow all safety standards, PPE requirements, and company policies at all times.

· Communicate clearly with the Maintenance Supervisor and Leasing Office staff regarding work order status and property needs.

· Participate in the on-call rotation and respond promptly to emergency maintenance issues when scheduled.

· Perform other duties as assigned to support property operations.

QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS

Education & Experience

· High school diploma or GED required.

· Prior experience as a maintenance technician or in a related field is preferred.

Skills & Competencies

· Working knowledge of general maintenance processes and repair methods.

· Familiarity with hand and power tools, appliances, and basic building systems.

· Strong problem-solving skills and attention to detail.

· Ability to work independently and manage time effectively.

· Willingness to learn new skills and follow established procedures.

· Professional, dependable, and team-oriented attitude.

License/Certification:

· Driver’s License (Required)

· HVAC Certification (Preferred)

· Must be legally authorized to work in the United States.

EMPLOYMENT DETAILS

· Job Type: Full-time

· Participation in an on-call rotation is required.

PHYSICAL DEMANDS

· Ability to stand, walk, climb, kneel, crouch, bend, and lift up to 50 pounds.

· Ability to safely use hand and power tools.

· Ability to work indoors and outdoors in varying weather conditions.

Job Type: Full-time

Pay: $16.00 - $18.00 per hour
