LV Property Management LLC is on the lookout for a dedicated Maintenance Technician to become part of our growing team in Kenosha, Wisconsin.
At LV, our Maintenance Technicians are the trusted heroes who keep our communities running smoothly. Whether tackling urgent repairs or preventive projects, you’ll be the one our residents count on to feel safe, cared for, and at home. The right person for this job will be organized and have hands-on skills in building repairs and maintenance, including HVAC, plumbing, electrical, drywall, painting, carpentry, and appliance repair.
Pay: $20 - $23 per hour, depending on experience, plus generous bonuses, affordable benefits, 401(K) with employer match.
Responsibilities:
- Manage daily maintenance tasks, including but not limited to plumbing, electrical, appliance repairs, HVAC, lock replacements and other work order needs.
- Turn apartment units in preparation of new residents in a timely manner and within established quality parameters.
- Utilize diagnostic skills to identify and resolve problems whether through repair or replacement of parts, ensuring optimal functionality.
- Maintain property grounds through daily inspection, cleaning, maintenance, and preventative care.
- Comply with all established site safety and hazardous communication standards and maintain an organized, clean, and safe work area.
- Assist with maintenance/cleanliness of pool area and its operations.
- Deliver resident correspondence as requested.
- Perform site inspection checklists as directed by Property Manager and Maintenance Supervisor.
- Sidewalk snow removal and salting when necessary
- Maintain accurate records for all work orders, preventative maintenance, and site inspections.
- Abide by all local, state, and federal Fair Housing guidelines.
- Participate in rotational on-call schedule.
Requirements:
- Possession of basic tools required for maintenance.
- Valid driver's license and reliable transportation to get to work and respond to on-call emergencies.
- Basic knowledge of apartment building systems and maintenance preferred.
- Ability to communicate effectively and efficiently in writing and verbally with residents, coworkers, supervisors, and vendors.
- Ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds consistently.
- Availability to respond to after-hours emergencies and rotating on-call emergencies
- Language skills: Ability to read and interpret directions, manuals, instructions, and company documents.
- Proficient with computers and various software platforms including but not limited to Microsoft Word and Outlook.
- Experience using industry software is preferred.
- Must live within 30 minutes of the property.
