Maintenance Technician

Our maintenance team plays a critical role in ensuring our communities remain safe, functional, and well-maintained.

We are currently seeking a skilled and dependable Maintenance Technician to join our team. The ideal candidate is hands-on, safety-minded, and experienced in apartment or facilities maintenance. The Maintenance Technician performs general maintenance, repairs, and preventative maintenance across residential buildings and grounds. This position supports work orders, apartment turnovers, building upkeep, and emergency response needs.

Key Responsibilities:

Maintenance & Repairs

  • Complete maintenance work orders accurately and in a timely manner
  • Perform preventative maintenance on building systems and equipment
  • Diagnose and repair issues related to: Plumbing, Electrical systems, Appliances, Carpentry, HVAC components (basic troubleshooting preferred)
  • Repair and maintain doors, windows, cabinets, drywall, flooring, and fixtures
  • Repair plumbing components including drains, valves, and gauges
  • Install and repair electrical fixtures, switches, and lighting
  • Perform painting, patching, and minor masonry repairs
  • Maintain knowledge of water shut-offs, gas shut-offs, and sewer clean-outs

Apartment Turnovers & Renovations

  • Assist with apartment turnovers, including: Repairs and renovations, Painting and cleaning, Equipment replacement
  • Support larger renovation and capital improvement projects

Safety & Emergency Response

  • Participate in on-call rotation for emergency maintenance and lock-outs
  • Identify and report safety hazards or security concerns
  • Follow all safety policies and procedures

Administrative Duties

  • Maintain accurate records of completed work orders
  • Communicate effectively with supervisors and property management
  • Deliver notices to residents when needed
  • Participate in annual unit inspections

Qualifications

Required:

  • Minimum 2 years of building or apartment maintenance experience
  • Working knowledge of: Plumbing systems, Electrical systems, Carpentry and drywall repair, Painting and general maintenance
  • Ability to read manuals, diagrams, and basic blueprints
  • Ability to work independently and prioritize tasks
  • Valid driver’s license required
  • Ability to lift up to 50 pounds
  • Comfortable working on ladders and in mechanical spaces

Preferred:

  • Experience in multi-family housing or property management maintenance
  • HVAC certification or experience
  • Experience with preventative maintenance programs
  • Experience responding to emergency service calls
  • Strong troubleshooting and diagnostic skills

Work Requirements

  • Participation in on-call rotation may be required
  • Ability to travel between properties as needed
  • Attendance at staff and safety meetings required

Job Type: Full-time

Pay: $21.00 - $24.00 per hour
