A hands-on Maintenance Technician to ensure the superior physical condition and operational efficiency of the Arbors of Montgomery property. This role is critical in delivering an outstanding resident experience through timely, high-quality maintenance and proactive property preservation.

Key Responsibilities

  • Communicate effectively with the Property Manager regarding maintenance concerns, work order status, and project updates.
  • Maintain the internal and exterior condition and preservation of the property, including but not limited to grounds upkeep, common area cleaning, and seasonal tasks (e.g., sweeping, shoveling, salting).
  • Perform routine preventive maintenance on building systems and equipment to ensure efficient operation and prevent deterioration.
  • Diagnose and resolve mechanical, electrical, plumbing, and appliance issues efficiently and effectively, utilizing blueprints, repair manuals, and parts catalogs as needed.
  • Execute all necessary repairs, installations, and maintenance tasks, including pipe fitting, insulating, welding, machining, carpentry, and repairing electrical or mechanical equipment.
  • Prepare vacant units for new residents by painting, cleaning, and performing all required repairs in a timely and impeccable manner.
  • Ensure that maintenance parts, supplies, and equipment are adequately stocked and available.
  • Assist the Property Manager in soliciting and comparing bids from vendors for specialized projects.
  • Perform all other duties as assigned to support the operational excellence of the property.

Qualifications

  • High School Diploma (or GED or High School Equivalence Certificate) required.
  • 2-3 years of building maintenance experience preferred, or an equivalent combination of education and experience.
  • EPA Certification preferred.
  • Proficiency in using common hand and power tools, precision measuring instruments, and electrical/electronic testing devices.
  • Demonstrated ability to troubleshoot and repair various building systems and equipment.
  • Strong organizational skills and attention to detail, with a focus on follow-through.
  • Professional, confident communicator with a customer-first mindset, capable of explaining services clearly and handling difficult situations with honesty and integrity.
  • Ability to consistently meet attendance requirements and complete normal work hours.

PHYSICAL REQUIREMENTS

  • While performing the duties of this job, the individual is constantly moving about at the job site, moving, building, and tearing down objects. They frequently move about and position themselves inside tight and cramped spaces.
  • They occasionally operate a computer and other office productivity machinery, such as a calculator, copy machine, fax machine, and computer.
  • They must be able to exchange accurate information with tenants and others in the office while interacting.
  • The employee must regularly lift and/or move up to 50 pounds, occasionally lift and/or move up to 100 pounds.
  • The individual must be capable of reviewing their work for errors and making adjustments as necessary.
  • Must possess a valid driver’s license and insurance.

Work Environment

  • The individual will be exposed to various different environments from indoors to outdoors depending on the job site, including warm and cold temperatures based on the season.
  • The individual will be exposed to loud machinery or equipment.
  • Due to the risk of electrical hazards while installing or servicing, additional personal protective equipment and procedures may need to be followed.
  • Individuals are required to wear personal protective equipment as situations dictate for various jobs and maintenance work being performed. During warmer months, the required personal protective equipment may cause the employee to be very warm while working.

Mobile Device Requirement

Employees in this role are required to use their personal mobile device for work purposes. This includes, but is not limited to, responding to calls, texts, emails, and accessing approved work-related applications.

Pay: Starting at $23.00 / hour
