Position Summary:

We are seeking a skilled and reliable Maintenance Technician to join our team at Arcata Townhomes. The Maintenance Technician will work directly under the Maintenance Lead to ensure the physical aspects of the property are maintained to the highest standards. Responsibilities include completing resident work orders, assisting with apartment make-readies, maintaining property systems, and supporting ongoing preventative maintenance efforts.

Key Responsibilities:

• Complete resident service requests and work orders in a timely, professional manner.
• Assist in preparing vacant units for new residents (make-readies), including repairs, cleaning, painting, and installation of appliances or fixtures.
• Support the Maintenance Lead in preventative maintenance tasks and upkeep of building systems, grounds, and amenities.
• Troubleshoot and perform minor repairs on HVAC, plumbing, electrical, and other building systems.
• Maintain a clean and organized maintenance shop and storage areas.
• Participate in on-call rotation for emergency maintenance needs (as applicable).
• Ensure adherence to safety policies and protocols.
• Maintain accurate records of work completed using the property management system or maintenance software.
• Communicate effectively with residents, team members, and vendors.
• Report any unsafe conditions or maintenance needs to the Maintenance Lead or Property Manager promptly.

Qualifications:

• High school diploma or equivalent required.
• HVAC Certification preferred (EPA Universal or Type II).
• Basic knowledge of plumbing, electrical, carpentry, and appliance repair.
• Bilingual in English and Spanish preferred but not required.
• Ability to work independently with minimal supervision and as part of a team.
• Strong time management and organizational skills.
• Reliable transportation and valid driver’s license.
• Ability to lift up to 50 lbs., climb ladders, and perform physical labor as needed.

Preferred Experience:

• 1–3 years of residential or commercial maintenance experience.
• Familiarity with apartment or multifamily housing maintenance operations.
• Experience using maintenance management software (e.g., Yardi, AppFolio, RealPage) is a plus.

Work Environment:

• Full-time position, typically Monday through Friday, with some evening/weekend on-call responsibilities.
• Work performed indoors and outdoors in varying weather conditions.
