Job Overview
We are seeking a dependable and skilled Maintenance Technician to join our growing residential property management team. This is a multi-property position, meaning you will rotate across several apartment communities to perform both preventative and reactive maintenance. The ideal candidate takes pride in their work, communicates clearly with residents and management, and is capable of managing time effectively across multiple job sites.
Responsibilities
- Conduct regular inspections of machinery, HVAC systems, refrigeration units, and electrical equipment to identify potential issues before they escalate.
- Perform troubleshooting and repairs on appliances, HVAC/R (Heating, Ventilation, Air Conditioning/Refrigeration), and mechanical systems using schematics and technical manuals.
- Maintain and repair building infrastructure, including plumbing, electrical wiring, and structural components.
- Diagnose problems accurately and execute timely repairs to minimize downtime and ensure safety compliance.
- Assist with installation projects related to HVAC systems, refrigeration units, or construction upgrades as needed.
- Keep detailed maintenance logs, service reports, and equipment records for tracking purposes.
- Lead or support team efforts during emergency repairs or scheduled maintenance activities to ensure continuous facility operation.
Preventative Maintenance
- Conduct scheduled inspections of all units, common areas, rooftops, and mechanical systems
- Service and maintain HVAC/HVAC filters, coils, and condensate lines on a seasonal schedule
- Inspect and test smoke detectors, carbon monoxide detectors, and emergency lighting
- Flush water heaters, check pressure relief valves, and inspect plumbing for leaks or wear
- Lubricate doors, hinges, locks, and gates; replace worn weatherstripping and caulking
- Walk parking lots, breezeways, and grounds to identify and document hazards
- Maintain a log of all preventative maintenance activities per property
Ongoing & Corrective Maintenance
- Respond to and complete resident work orders in a timely and professional manner
- Diagnose and repair plumbing issues: leaks, clogs, fixture replacements, shutoffs
- Perform electrical repairs: outlet/switch replacements, GFCI resets, light fixture installs (non-licensed scope)
- Complete drywall patching, painting touch-ups, and flooring repairs between tenancies
- Repair or replace appliances including stoves, refrigerators, dishwashers, and garbage disposals
- Service HVAC systems: filter changes, refrigerant checks (HVAC-certified staff), thermostat replacements
- Address door hardware, deadbolts, closers, and re-key locks as needed
- Respond to after-hours emergencies during on-call rotation
Multi-Property Operations
- Travel between assigned apartment communities using a company vehicle or personal vehicle (mileage reimbursed)
- Coordinate with property managers at each site to prioritize and schedule work
- Maintain organized supply inventory and report materials needed across properties
- Document all completed work orders and maintenance activities in property management software
Experience
- Proven experience as a Service Technician or Maintenance Technician in a commercial or industrial environment.
- Strong mechanical knowledge with hands-on experience repairing appliances, HVAC/R systems, refrigeration units, or similar equipment.
- Ability to read schematics, technical drawings, and mechanical diagrams effectively.
- Familiarity with HVAC systems including air conditioning units and refrigeration technology.
- Experience in construction or building maintenance is advantageous.
- Demonstrated leadership skills with the ability to guide junior team members during complex repairs or projects.

REQUIRED SKILLS & QUALIFICATIONS
- Minimum 2 years of residential or commercial maintenance experience
- Proficiency in general plumbing: fixture repair, valve replacement, drain clearing
- Working knowledge of electrical systems: outlets, switches, light fixtures, breaker identification
- HVAC experience: filter changes, minor repairs, seasonal servicing; EPA 608 certification a plus
- Carpentry and drywall skills: patching, mudding, painting, trim repair
- Appliance troubleshooting and repair experience
- Ability to read and interpret work orders, schematics, and safety data sheets
- Strong time management — ability to prioritize tasks across multiple properties
- Professional communication with residents, office staff, and vendors
- Valid driver's license with a clean driving record (required)
- Ability to safely operate a company or personal vehicle to travel between properties
- Physical ability to lift 50+ lbs, work in confined spaces, climb ladders, and work outdoors in all weather
PREFERRED QUALIFICATIONS
- EPA Section 608 Universal Certification (HVAC refrigerant handling)-helpful not required
- CAMT (Certified Apartment Maintenance Technician) designation-helpful not required
- Experience with property management software (Yardi, AppFolio, Buildium, etc.)
- Bilingual (English/Spanish) — helpful but not required
- Prior experience in a multi-site or portfolio maintenance role
Pay: $18.00 - $24.00 per hour
