Horizon Properties Group, LLC is currently seeking a full-time Maintenance Technician to perform general maintenance duties for their office buildings.

Job Purpose:

Stay in constant communication with the central base station and the Director of Operations. Respond to all engineering service calls for the Office buildings, and retail shops, giving priority to tenant requests and maintain all equipment in an efficient, safe and accident free manner.

Primary Responsibilities:

1. Respond to and handle tenant requests in a courteous, efficient, and safe manner.

2. Perform preventive maintenance and necessary repairs on all office building equipment including kitchen, boiler, plumbing, HVAC, and electrical.

3. Respond to all emergency situations including fire alarms, and power failures. Notify the proper authorities for each specific situation.

4. Make regular rounds of the office buildings to ensure all property equipment is in working order.

5. Clean and maintain all equipment and work areas.

6. Complete maintenance requests, take equipment and meter readings when necessary and complete appropriate logs in order to notify the next shift.

7. Respond to all elevator maintenance issues and breakdowns.

8. Paint, repair vinyl, and work with drywall as instructed.

9. Report any unsafe conditions encountered to the Director of Operations.

10. Other duties as assigned.

Other Duties and Responsibilities:

1. Assist with maintenance of parking lot and snow removal as needed for office, and retail shops.

2. Limited local travel may be required upon request.

3. Perform special projects and additional responsibilities as assigned. Such as power washing and concrete sealing of sidewalks. Clean and paint dumpster trash facilities.

4. Perform outdoor duties such as landscaping and weeding when required.

Job Requirements:

1. Knowledge and ability to maintain and repair HVAC, electrical, plumbing equipment, perform carpentry, repair work, construction and renovation work.

2. May require ability to drive hotel vehicle and snow removal equipment.

3. Good hearing required to hear portable radio, fire alarms, machinery and guests.

4. Good vision required to inspect and maintain equipment.

5. Good speech communication skills required responding to radio calls and guest inquires.

6. Ability to lift, pushes, pull and carry items on a regular basis in the regular day-to-day operation.

7. Ability to lift and move 50 lbs. without restriction.

8. Frequent bending required performing inspections and repairs.

9. Ability to climb stairs and ladders with regularity.

10. High School diploma or its equivalent; in addition, trade school or special courses training in building maintenance and construction.

Also requires 1-3 years of hands-on experience at a comparable location and industry.
