JOB SUMMARY
The Maintenance Technician is responsible for maintaining and repairing building systems and apartment units within a residential property. Duties include HVAC, plumbing, electrical, and general maintenance tasks, as well as preparing units for new residents. The technician ensures a clean, safe, and functional living environment while delivering prompt, professional service to residents and supporting the overall operations of the property. This role is a roving role between properties in Eagle & Basalt/Aspen.
DUTIES/RESPONSIBILITIES:
Maintain accurate records of equipment operations for boilers, HVAC systems, water heaters, and other building
systems, ensuring timely maintenance to preserve warranties and prolong equipment life.
Possess strong working knowledge of residential building systems, including HVAC, plumbing, electrical, fire
safety, and life safety components.
Perform routine electrical repairs in apartments and common areas, including replacing light fixtures, switches,
outlets, ballasts, fuses, and small motors.
Troubleshoot and maintain HVAC systems, including filter changes, lubrication, and adjustments to thermostats
and dampers.
Conduct plumbing repairs on faucets, toilets, sinks, disposals, water heaters, and booster pumps; clear
stoppages and replace fixtures as needed.
Execute general maintenance tasks such as drywall repair, painting (interior and exterior), and finishing work to
maintain the property's appearance and functionality.
Perform carpentry repairs, including door adjustments, hinge and closer replacement, weather stripping,
caulking, and basic woodwork such as shelving or cabinetry fixes.
Complete residential improvement projects, including masonry, roofing, fencing repairs, and floor refinishing.
Replace or repair broken glass, damaged appliances, and minor interior hardware or fixtures.
Conduct water testing and monitor water quality systems where applicable.
Inspect, test, and maintain fire safety and security systems; ensure compliance with fire and building codes;
report findings and complete required documentation.
Assist in maintaining building security, including monitoring lighting and securing storage areas and entrances.
Maintain inventory of maintenance supplies, tools, and replacement items such as light bulbs, locks, and
plumbing parts.
Prepare vacant apartments for new tenants by completing make-ready tasks to achieve market-ready standards.
Perform regular inspections of units, buildings, and common areas, and carry out repairs or janitorial work as
scheduled or assigned.
Support property staff by coordinating and conducting unit inspections, completing work orders, and responding
promptly to resident maintenance requests.
Assist with custodial tasks in common areas and vacant units as needed; contribute to general property
cleanliness and curb appeal.
Participate in grounds maintenance and basic landscaping tasks when necessary.
Engage professionally and respectfully with residents, addressing concerns and ensuring tenant satisfaction.
Uphold a clean and professional appearance, and represent the property with a positive, team-oriented attitude.
Stay informed about and follow all company policies, safety protocols, and operational procedures.

REQUIRED SKILLS/ABILITIES:
Excellent written and verbal communication skills.
Basic knowledge of HVAC, plumbing, electrical, and carpentry systems.
Ability to use hand and power tools safely and effectively.
Strong troubleshooting and problem-solving skills.
Excellent time management and communication skills.
Valid driver's license and reliable transportation (if applicable).
Willingness to be on-call and work occasional weekends or evenings.
LICENSE/CERTIFICATION:
CPO Certification or to be attained with in 90 Days of Employment.
HVAC Certification (Preferred)
Boiler License (Preferred)
Electrical License (Preferred)
EDUCATION AND EXPERIENCE:
2 years’ Residential Property Maintenance or relevant experience.
Proven knowledge of various mechanical, electrical, and plumbing systems
Familiar with Maintenance Equipment, Machinery and various tools and the upkeep if these items.
Knowledgeable of local building codes and ordinances.
Highschool Diploma or GED
PHYSICAL REQUIREMENTS & WORK ENVIROMENT:
Work setting will be on property, requiring the ability to walk great distances, lift up to 50lbs., climb ladders, working in tight spaces, be comfortable performing roof work, operate heavy machinery, and work in varying weather conditions. Exposure to cleaning chemicals, dust, and other common maintenance-related substances.
