Maintenance Technician

Job Summary

We are seeking a dependable, skilled, and customer-focused Maintenance Technician to join our residential apartment community. This position requires the technician to live on-site and provide exceptional maintenance support to ensure the property remains safe, functional, and well-maintained for residents.

The ideal candidate will have experience in general apartment maintenance, strong troubleshooting skills, and a commitment to delivering excellent resident service. In addition to competitive compensation, this position includes a rent-free apartment, company-issued cell phone, and overtime opportunities.

Responsibilities

• Complete resident service requests in a timely and professional manner.
• Perform routine maintenance and repairs including:
• Plumbing
• Electrical
• HVAC
• Appliance repair
• Carpentry
• Drywall and painting
• Conduct preventative maintenance throughout the community.
• Prepare vacant apartments for new residents, including inspections, repairs, and touch-ups.
• Troubleshoot maintenance issues and determine appropriate solutions.
• Maintain property grounds, common areas, and building systems.
• Respond to emergency maintenance calls as needed.
• Work closely with the property management team to ensure resident satisfaction.
• Maintain accurate records of completed work orders and inventory.
• Follow all company safety procedures and local building codes.

Qualifications

• Previous apartment maintenance, building maintenance, or related experience preferred.
• HVAC certification preferred but not required.
• Working knowledge of plumbing, electrical, appliance repair, carpentry, and general maintenance.
• Strong troubleshooting and problem-solving skills.
• Excellent customer service and communication abilities.
• Ability to work independently and manage multiple priorities.
• Valid driver's license preferred.
• Ability to lift 50 pounds or more and perform physical tasks including bending, climbing stairs, kneeling, and standing for extended periods.

On-Call Requirements

• Must be willing to participate in an on-call rotation and respond to after-hours maintenance emergencies.
• Must reside in the provided on-site apartment as a condition of employment.
• Ability to respond promptly to emergencies affecting residents, building systems, or property operations.
