General Property Maintenance
- Routine Inspections: Conduct regular walk-throughs of the property to proactively identify and resolve maintenance issues before they impact guests or tenants.
- Preventative Maintenance: Clean, service, and maintain tools, equipment, and utility systems to extend their operational lifespan.
- Hardware Repairs: Repair or replace broken windows, door locks, hinges, handles, and automatic door closers.
- Appliance Troubleshooting: Diagnose and perform minor repairs on basic appliances (e.g., PTAC units, refrigerators, microwaves, and laundry machines).
Plumbing Duties
- Fixture Installation: Replace or repair faulty faucets, showerheads, handles, valves, and toilet flush mechanisms.
- Clog Clearances: Utilize plungers, hand snakes, and motorized drain augers to clear blockages in sinks, toilets, bathtubs, and main floor drains.
- Leak Detection & Repair: Regularly check for and repair water leaks under sinks, behind walls, and around commercial plumbing fixtures to prevent water damage.
- Sealing & Caulking: Remove old, deteriorated caulk and re-apply fresh silicone around tubs, sinks, and toilets to maintain waterproof seals.
Small Electrical Duties
- Device Replacement: Safely replace broken or outdated electrical outlets, light switches, and GFCI outlets (ensuring strict adherence to lockout/tagout safety protocols).
- Lighting Maintenance: Change burnt-out light bulbs, ballast transformers, and replace old light fixtures with modern LED alternatives.
- Minor Wiring Repairs: Troubleshoot and fix minor wiring issues in low-voltage systems, exhaust fans, and smoke detectors.
- Breaker Resetting: Identify tripped circuit breakers, safely reset them, and track recurring overloads.
Painting & Texture Patchwork
- Wall Surface Repair: Cut out damaged drywall, install mesh patches or drywall sheets, apply joint compound (mud), tape, and sand smooth to repair holes and water damage.
- Texture Matching: Skillfully match existing wall textures (e.g., orange peel, knockdown, or popcorn) using spray cans or hopper guns before painting.
- Surface Preparation: Scrap old paint, caulk gaps, tape off trim, and apply primer to ensure clean, long-lasting paint adhesion.
- Interior/Exterior Painting: Apply crisp, uniform coats of paint to walls, trim, doors, and ceilings using brushes, rollers, or sprayers, ensuring no drips or clean-up residue is left behind.
Floor Installation & Repair
- Subfloor Preparation: Remove old carpeting, tile, or laminate flooring, pull up old staples/tack strips, and scrape the subfloor flat and clean.
- LVP/Laminate Installation: Measure, cut, and lay Luxury Vinyl Plank (LVP) or laminate flooring, ensuring correct expansion gaps and seamless locking.
- Tile Repair: Replace cracked ceramic or porcelain tiles, apply thin-set mortar, and re-grout sections to match existing floors.
- Trim & Transition Work: Install baseboards, quarter-round molding, and floor transition strips between different room surfaces for a clean, premium finish.
Key Qualifications & Physical Requirements
- Safety First: Must have a strong understanding of basic safety principles, including Lockout/Tagout (LOTO) for electrical safety and proper ventilation during painting.
- Physical Stamina: Ability to lift up to 50 lbs, climb ladders, and work in tight or awkward spaces (like under sinks or crawling spaces) for extended periods.
- Time Management: Ability to prioritize an ongoing task list alongside urgent, unexpected guest or tenant maintenance request
Pay: $9.50 - $12.00 per hour
