We are currently seeking an A/C Certified Apartment Maintenance Technician to join our team! The Maintenance Technician will be responsible for maintaining the physical integrity of the community, handling all service requests including HVAC calls in a safe and timely manner to ensure a safe, secure and comfortable environment for residents, visitors and staff. The right candidate will conduct all business in accordance with company policies and procedures, Fair Housing, Fair Credit Reporting Act, OSHA and EPA regulation, and all other applicable federal, state and local laws.
DUTIES AND RESPONSIBILITIES These responsibilities include but are not limited to:
- Complete work orders and make-readies in a timely manner
- Assist, inspect, and helps coordinate all needed make-ready repairs and services. Assists make-ready staff as required to meet deadlines
- Uphold a high level of service with detail in mind
- Maintain cleanliness of property and common areas (including parking lots, garbage area)
- Be available some weekends and on-call responsibilities for after-hour emergencies.
- Show the ability to multi-task on a daily basis to meet the needs of the property.
- Performing walk-through inspections of vacated apartment units, reviewing and assisting with resident repair requests.
- Respecting the boundaries of confidentiality and fair housing
- Completing work in a timely, cost effective and accurate manner.
- Maintain a safe, drug and alcohol free workplace
- Maintain pool
- Preventative maintenance to grounds and equipment as assigned by Community Manager.
- Must be knowledgeable of inventory levels of spare parts and supplies and inform Service Supervisor of shortages.
- Performs work area clean-up and safety related duties.
- Inspects and maintains all tools in excellent condition.
- Diagnose and performs minor or routine maintenance or repairs in the trades of: electrical, plumbing, carpentry, HVAC, appliance repair, drywall, roofing, exteriors, windows and glass.
- Reports all major repairs and requisitions to Community Manager prior to any expenditure of funds.
- Ensures that storage areas remain locked when not in use.
- Changes locks and makes keys.
- Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.
- Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant.
- Performs any additional duties assigned by Maintenance Supervisor or Community Manager
KNOWLEDGE The Maintenance Technician must be knowledgeable & skilled in the safe use & maintenance of trade tools. Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon.
- Must be aware of the condition of apartment property throughout the community and immediately initiates action to correct unsafe conditions, i.e., broken gates leading to pool, broken steps, open holes, broken/burned out exterior lights.
- Must be aware of utility meter cut-offs, apartment and fixture cut-offs, sewer clean-outs.
QUALIFICATIONS Position requires at least one year experience in on-site property maintenance Education, Tools, & Experience Required:
- Must own basic hand tools
- HVAC Certification, EPA Certification
- Knowledgeable in pool maintenance. Prefer CPO.
- Technical experience in Electrical, Plumbing, Appliance repair & General carpentry
- Current Driver’s License and Reliable Transportation
- Pass drug and criminal background testing requirements
Equipment Requirement: Required to wear back support belt, wear goggles when working with specific equipment, wear masks and gloves and other safety equipment as tasks dictate.WORK HOURS AND WAGE: Minimum of 40 hours per week. Occasional weekends and mandatory on-call on a rotating basis for emergencies. Hourly wage commensurate with experience.
