Overview
The Maintenance Technician II performs advanced maintenance, repair, and groundskeeping duties to ensure the safe, efficient, and reliable operation of facilities, equipment, and property grounds. This position serves as a skilled maintenance professional responsible for independently diagnosing and repairing building systems, performing preventative maintenance, operating specialized equipment, and supporting facility improvement projects.
The Maintenance Technician II may provide guidance and technical expertise to Maintenance Technician I staff and contractors while ensuring all work is completed in accordance with OSHA, environmental, safety, and organizational standards.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Facility Maintenance & Repair
- Perform advanced maintenance, troubleshooting, and repair of building systems, equipment, and facility infrastructure.
- Diagnose and repair electrical systems including outlets, lighting, switches, breakers, fixtures, and related components.
- Perform plumbing repairs and installations including water lines, fixtures, drains, toilets, sinks, and irrigation systems.
- Perform HVAC maintenance, inspections, troubleshooting, and minor repairs.
- Complete carpentry, drywall, flooring, painting, and general construction-related repairs.
- Conduct routine facility inspections and identify maintenance needs, safety concerns, and opportunities for improvement.
- Respond to emergency maintenance situations and take appropriate corrective action.
Preventative Maintenance
- Maintain accurate maintenance records, inspection reports, and work orders.
- Monitor facility systems and recommend repairs or replacement of equipment when necessary.
Safety & Compliance
- Ensure compliance with OSHA, Hazmat, environmental, and organizational safety standards.
- Follow established safety procedures and utilize appropriate personal protective equipment.
- Identify and report safety hazards immediately.
- Participate in emergency preparedness and response activities.
Other Duties
- Participate in on-call maintenance rotation when required.
- Perform other duties as assigned.
Minimum Qualifications:
Experience
- Three (3) to five (5) years of progressively responsible maintenance, facilities, construction, landscaping, or related experience required.
- Experience with electrical, plumbing, facility repair, and operation of commercial landscaping or construction equipment required.
Education
- High School Diploma or GED preferred.
- Trade school, vocational training, certifications, or equivalent experience in maintenance, electrical, plumbing, HVAC, construction, or related fields preferred.
Knowledge, Skills & Abilities
- Knowledge of building systems including electrical, plumbing, HVAC, and general construction.
- Ability to troubleshoot and resolve maintenance issues independently.
- Ability to read and interpret manuals, diagrams, work orders, and safety procedures.
- Ability to safely operate commercial maintenance and landscaping equipment.
- Strong problem-solving and organizational skills.
- Ability to prioritize multiple projects and work with minimal supervision.
- Basic computer skills for documentation and communication.
Physical Requirements
- Ability to lift and carry up to 75 pounds.
- Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces.
- Ability to work indoors and outdoors in varying weather conditions.
Additional Requirements
- Must pass DHS Background Check.
- Valid driver's license and acceptable driving record required.
- Provide three professional references verifying maintenance experience.
